Summary of Job Duties:The Associate Director for Residential Facilities is responsible for the direct work and supervision of routine, preventative, predictable, and emergency maintenance and operations of the grounds, buildings, and equipment within all Campus Living facilities. The position reports directly to the Director of Campus Living. This position is governed by state and federal laws and institutional policy.

Qualifications:Required Education and/or Experience:

High school diploma or GED;

Three to five years of progressive experience in facilities maintenance and/or management, preferably in a university or college setting;

Must possess a valid driver's license.

Preferred Education and/or Experience:

Three or more years of supervisory experience;

Five to seven years of progressive experience in facilities maintenance and/or management, preferably in a university or college setting.

Job Duties and Responsibilities:

Provide leadership and supervision, including but not limited to recruitment, hiring, and development, of both maintenance and grounds crews within the Office of Campus Living;

Analyze and project repair and replacement costs, including the development of multi-year facilities renewal and deferred maintenance budgets;

Review with staff major unresolved and ongoing maintenance deficiencies and prioritize work or funding as needed to respond to critical or unforeseen problems;

Act as the department liaison and director’s representative with major campus and off-campus service vendors and contractors;

Develop and facilitate a preventative maintenance program and an inventory control system for all Campus Living facilities;

Provide on-site and after-hours supervision and leadership should the campus experience major facility emergencies (i.e., building fire, floods, sewer backups, severe weather, inclement weather, and other unforeseen facility emergencies);

Review operations and facilities to ensure compliance with program requirements, applicable building and safety codes, and policies and procedures;

Conduct weekly inspections of buildings and grounds to ensure efficient facility operations;

Conceptualize and assess a strategic plan to increase student satisfaction with Campus Living facilities, including maintenance order processing and completion and condition of amenities and grounds;

Utilize strong communication and customer service skills, demonstrated by building good working relationships with both on-campus and off-campus partners;

Provide after-hours and weekend response for student and facility-related emergencies;

Perform other duties as assigned.

Knowledge, Skills, and Abilities:

Extensive knowledge of facilities maintenance within a college or university housing system;

Ability to plan, assign, and/or supervise the work of others to conduct and apply standard maintenance practices and concepts;

Ability to work independently for the coordination and completion of projects;

Ability to provide a high level of interpersonal communication to interact effectively with constituents both on-campus and off-campus;

Ability to work with computers to utilize UA Little Rock software programs, including the Campus Living maintenance order software and Workday;

Must be able to respond to Campus Living facility emergencies and crises after hours.
