We are seeking an experienced
affordable housing Facilities Director
to be responsible for the maintenance and upkeep of their assigned portfolio of properties.
Duties and Responsibilities
Conduct inspections to ensure all maintenance policies and procedures are in place and are followed as required.
Collaborate with the Building Superintendents to implement and maintain preventative maintenance programs.
Ensure building compliance with a variety of oversight agencies, including FDNY, DOB, DOH, DHS, ECP & DEP.
Monitor preventive maintenance.
Knowledge of standards and preparation for NSPIRE inspections.
Understand NSPIRE inspection protocols & use InspectCheck, Realpage Mobile Facilities software to prepare.
Understand the NSPIRE appeals process and work with management on preparing and submitting to HUD.
Able to use and interpret construction drawings & specifications.
Oversee capital improvement projects and project needs.
Assist with company, State, Local, and agency inspection requirements.
Technical troubleshooting and resolving maintenance issues.
Special projects and other duties, as required.
Qualifications for this position
5-7 years of Maintenance Facility Director experience or related construction field.
Minimum high school education or equivalent.
Must be willing to travel.
3 or more years of experience overseeing a portfolio of 8 or more properties.
Experience with REAC inspection protocol.
Experience in multifamily maintenance and experience with HUD.
Knowledge of affordable housing property maintenance is required.
Excellent communication skills, both written and verbal, and strong customer service skills.
Knowledge of HUD regulations regarding housing quality and maintenance standards.
Working knowledge of equipment, materials, and supplies used in facility maintenance, supplies & repairs.
Knowledge of troubleshooting testing equipment and proper safety techniques of building maintenance.
Ability to plan, organize, and monitor work activities according to priorities, established schedules, deadlines, and emergencies.
Ability to select and oversee the work of consultants and contractors for building repairs and renovations.
Ability to organize, analyze, interpret, and evaluate problems and provide practical, cost-effective solutions.
Ability to write scopes of work and complete bid summaries and present same to upper management, owners, and asset managers for approval.
Understand and be able to use and interpret construction drawings & specifications.
Knowledge and application of codes, laws, and regulations.
