Reporting to the Assistant Director of Building Services, the Zone Manager performs routine maintenance at the Courtyard Apartments complex and responds to all maintenance, repair, and custodial needs.
Job SummaryPerforms routine maintenance, including changing light bulbs and ballasts, repairing irrigation systems, unstopping sinks, tubs and commodes, repainting apartments and touching up paint, repairing appliances, and performing minor electrical and plumbing repairs.Enters work orders using computerized maintenance management system.Performs preventative maintenance on all mechanical systems, including changing filters, cleaning coils and maintaining sprinklers.Performs general custodial duties—cleans common areas, public restrooms and light fixtures.Cleans and maintains floors.Communicates with the Assistant Director of Building Services daily regarding repair and maintenance activities.
Required QualificationsHigh school diploma, four years of related experience and valid driver’s license.
Preferred QualificationsTwo years of college or trade school in a related field; experience with commercial building systems, including electrical, lighting and plumbing, and custodial practices; and supervisory experience. Computer skills helpful.
Knowledge, Skills & Abilities SummaryKnowledge and ability to perform building maintenance and repairs. Ability to respond quickly and efficiently to emergencies, including evenings and weekends; communicate effectively verbally and in writing; establish and maintain effective working relationships with faculty, staff, students and the general public; lift up to 75 pounds; and work with little supervision. Effective interpersonal skills.
Travel/Overtime RequirementsOccasional overtime may be required during emergencies.
