CAMS is currently on the search for an On-site Community Manager to manage a community in between Fort Mill, SC and South Charlotte, NC area.
As an on-site Community Manager, you will build relationships with your board of directors and work to provide them with the guidance and management oversight necessary for their association. Our managers are supported by a team of specialists dedicated to assisting the general membership of communities, allowing you to focus your efforts on larger projects and delivering the superb service for which we are so proudly known.
Responsibilities
Maintain communication with the community board of directors and homeownersSchedule and prepare for regular board meetingsRespond to homeowner needs in a timely mannerPrepare and present the annual budget to the board of directorsAnalyze monthly financial reports, and create variance reports for the board of directorsCreate monthly management reportsContact and coordinate vendors for community maintenance and special projectsOversee daily operations of the HOAAttend regular meetings with the management firmSupervise administrative and maintenance staff where applicableManage all short- and long-term objectives and goals of the HOADevelop and recommend the annual Operating Budget and Mid-Year Forecast with the assistance of on-site HOA CommitteesRecommend all third-party service providers and contractors and manage their activityRecommend aesthetic, maintenance, and safety improvements to the community on a monthly basisAttend and contribute to Committee Meetings where applicable, including Finance, Infrastructure, Landscaping, Marine, and Security. Employ the resources of these committees in an efficient manner to formulate and execute strategy. The objective is to guide/drive committees toward excellence.Supervise the on-site work order processWork with all third-party professionals toward accomplishing their objectives to include: engineers, legal firms, insurance firms, construction management firms, and marketing firmsRecommend and ensure the consistent execution of all emergency/storm management activityPerform other job functions as assigned including personal management of on-site staffRequirements
Formal education or professional work experience in Community Management or related fieldDemonstrated commitment to quality customer serviceAbility to quickly learn new technologyOutstanding written and oral communication skillsExcellent time management skillsMust be proficient in Microsoft office applications (Word, Excel, Outlook)Ability to adapt to varying tasksMust be detail-orientedAbility to create and maintain a budgetAbility to review and analyze financial reportsEducation and Certifications
Bachelors Degree preferred. CAI designations strongly preferred.
Benefits and Salary
The salary range for this position is determined to be near $68,000+ annually depending on experience and credentials; to be discussed further in the interviewing stages.
