Currently, we are conducting a search for a Pre-Construction Estimator for one of our best clients in the greater Miami area. Our client is seeking a dynamic and proactive Pre-Construction Estimator to join their team. This role is pivotal in shaping the financial landscape of their projects, from luxurious custom homes to comprehensive interior build-outs. Key Responsibilities: Scope Development: Craft detailed scopes of work from architectural plans, ensuring all aspects of interior build-outs and new home constructions are captured. Drawing Analysis: Demonstrate a fluent understanding of Architectural, MEP, Structural, Lighting, and Civil drawings to inform accurate estimations. Qualification Notes: Skillfully extract and articulate qualification notes to clarify project specifics. Bid Coordination: Manage the bidding process, engaging with trades, collecting proposals, and conducting thorough reviews. Proposal Analysis: Compare and level multiple proposals, ensuring the selection of the most qualified and cost-effective subcontractors. Budget Preparation: Assemble comprehensive construction budgets, complete with General Notes, Qualifications, and Allowances, to present to clients. Subcontract Management: Draft and oversee subcontracts, adeptly handling any change orders that arise. Client Change Orders: Write and manage PCO’s, maintaining clear communication with clients regarding adjustments. Preliminary Budgeting: Develop preliminary budgets during the pre-construction phase to guide project direction. Budget Studies: Conduct budget studies to explore financial feasibility and provide strategic insights. Documentation: Maintain meticulous records, including meeting minutes and project documentation. Subcontractor Vetting: Seek out and vet new subcontractor partnerships to expand our network of quality professionals. Qualifications: Experience: 2-4 years of experience in construction estimation or a related field. Mathematical Proficiency: Exceptional numerical skills and a keen eye for detail. Organizational Skills: Highly organized, methodical, and systematic in approach. Communication: Excellent written and verbal communication skills.
