This role offers a unique opportunity to join a collaborative team where you will be charged with identifying, evaluating, and securing commercial real estate investment opportunities. You'll leverage your expertise to source deals, negotiate transactions, and manage the acquisition process from start to finish. Successful team members embody the ATLAS ethos. Qualifications 1. Bachelor’s Degree in Business, Finance or related area is required. 2. Three or more years’ experience in real estate, investment banking, investment sales, finance, or related field. 3. Comprehensive knowledge of real estate fundamentals and value drivers; deep understanding of real estate finance modeling techniques. 4. Excellent quantitative, analytical, problem-solving, organizational, interpersonal, and verbal and written communication skills. 5. Advanced knowledge and experience with Microsoft Excel and Argus. 6. Self-starter with the capacity to work independently while possessing a team attitude and willingness to learn. 7. Effective at time and task management. 8. Ability to work under tight deadlines, prioritize and deliver quality work under pressure. Your Responsibilities 1. Embody our ethos. 2. Lead industrial real estate acquisitions vertical. 3. Manage all acquisitions through internal process – from sourcing, underwriting, negotiating, diligence, transaction management, to closing. 4. Source acquisition opportunities. 5. Present acquisition opportunities to Investment Committee. 6. Create pro forma projections, discounted cash flow models, and waterfall models for acquisition and development opportunities in various stages of operation (e.g. stabilized, distressed, value-add, and lease-up). 7. Perform financial analysis and due diligence for new and existing investment opportunities ranging from office, industrial, retail and multi-family, and/or other asset classes. 8. Conduct market research and comparative analysis. 9. Research and analyze market and competitive property activity by tracking rents, sales per SF, operating costs, and competitive supply. 10. Stay abreast of market trends, economic indicators, and industry developments to identify and assess potential investment risks and opportunities. 11. Contact property owners, brokers, sellers, and real estate professionals as directed. 12. Gather, review, and analyze property financials and documents. 13. Ensure smooth closing of the property and transition of properties to ownership and asset management. 14. Assist in preparing business plans, including annual operating plans, financial forecasts, and strategic plans. 15. Travel to attend training, conferences or site tours as directed.
