The Retail Property Manager is responsible for overseeing and managing a portfolio of retail properties, ensuring the operational success, profitability, and smooth day-to-day functioning of the properties. This role includes handling tenant relations, lease administration, property maintenance, financial management, and ensuring compliance with regulations. Here are some key responsibilities: Property Operations Management: Oversee day-to-day operations of retail properties, ensuring all facilities are well-maintained and comply with local, state, and federal regulations. Coordinate with contractors, vendors, and service providers to ensure maintenance, repairs, and upgrades are completed in a timely and cost-effective manner. Regularly inspect the property to ensure a high level of cleanliness, security, and general upkeep. Tenant Relations: Act as the primary point of contact for tenants, addressing any concerns or issues promptly and professionally. Foster strong relationships with current tenants to ensure satisfaction, retention, and lease renewals. Assist tenants with space planning, renovation requests, and other operational needs. Lease Management: Administer lease agreements, including renewals, amendments, and enforcement of lease terms. Ensure timely rent collection and follow up on overdue payments. Work with legal and accounting teams to handle lease disputes or tenant default issues. Financial Management: Prepare and manage property budgets, including operating expenses, capital expenditures, and revenue forecasting. Monitor financial performance of the property, providing regular reports to owners or senior management. Track expenses and identify opportunities to reduce costs while maintaining the quality of services. Regulatory Compliance: Ensure the property meets all safety, fire, and environmental regulations. Coordinate with local government authorities to stay informed of changes in regulations that may impact property management. Skills and Qualifications: Bachelor’s degree in Real Estate, Business Administration, Property Management, or a related field (preferred). Industry certifications (e.g., Certified Property Manager - CPM, Real Property Administrator - RPA) are a plus. Minimum of 3-5 years of experience in retail property management or commercial real estate. Proven experience in managing retail properties, including knowledge of lease agreements, tenant relations, and maintenance operations. Strong interpersonal and communication skills, with the ability to manage relationships with tenants, contractors, and vendors. Excellent organizational and time management skills with the ability to handle multiple tasks and deadlines. Proficiency in property management software (e.g., Yardi, MRI, AppFolio) and Microsoft Office Suite. Ability to perform financial analysis and budgeting for property management.
