This position is on-site and not a work-from-home position. Some travel is required. Position Summary: Working within the Capital Asset Management department of Eskaton, the Project Manager has a multifaceted role managing Eskaton’s internal capital projects, remodel and construction activities, and major systems and equipment replacements. This is a highly interpersonal position, working regularly with building directors, maintenance staff, vendors, inspectors, contractors, and various authorities having jurisdiction. The Project Manager will coordinate with stakeholders across all aspects of the project, interpreting the needs, expectations, and requirements, bringing them together to deliver successful project outcomes. The Project Manager leads all aspects of capital projects including discovery, scoping, estimating, bidding, negotiating, contractor selection, contracting, permitting, responding to RFI’s, and on-site management of construction activities. The starting salary range for this position begins at $102,900 annually. Factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, as well as market and business considerations may influence base pay offered. Position Responsibilities include: Responsible for successful discovery, scoping, specifying, estimating, bidding, negotiations, contracting, implementation, management and close out of various capital and construction projects. Inspect for quality performance of various capital, remodel and construction projects throughout Eskaton’s communities. Oversight of day-to-day construction activities including coordinating work, subcontractors, materials management, etc. Manage performance of architects, consultants, contractors, engineers, and other project specialists. Ensure project delivery adheres to approved design, budget and schedule. Serve as primary point of contact with building inspectors, subcontractors, suppliers and Eskaton staff for various projects. Manage the permitting process. Work in compliance with HCAI requirements and manage the HCAI regulatory process at skilled nursing locations. Report on project deliverables throughout project. Prepare scopes of work and/or develop RFP’s. Work with decision makers to determine prioritization of projects. Qualifications: Certified construction manager and/or bachelor’s degree in architecture, engineering or construction management or equivalent experience. Minimum of 5+ years of experience managing commercial or multifamily construction, MEP and/or engineering projects. Knowledge of multi-family, healthcare and/or affordable housing design and construction. Demonstrated experience managing the process of construction projects and phasing management. Demonstrated experience negotiating contracts and contractor bids. Must know how to read and scale construction documents and general knowledge of building codes required. Very strong computer skills essential. Must be proficient in Microsoft Office applications (Word, PowerPoint, Excel and Outlook). Experience with project/task management systems highly desired. Must be proficient at reading and scaling construction documents. Drafting experience a plus. Knowledge and experience working with HCAI highly desired.
