Kadiak, LLC, a Koniag Government Services company, is looking for a highly qualified, experienced and self-motivated individual to perform the duties of a Facility Operations & Maintenance Project Manager. The Facility O&M Project Manager will plan, direct, and coordinate the operations of multiple federal buildings in a campus environment. Duties and responsibilities include but are not limited to managing daily facility operations, subcontractor management, emergency response, surge support, personnel management, subsystem repair, maintenance and replacement.
Essential Functions, Responsibilities & Duties may include, but are not limited to: Responsible for managing in-house prime contractor personnel as well as subcontractors. Responsible for determining resource staffing needs and handling day to day issues. Creates and manages cost estimates for each project. Orders materials and equipment for supervised areas. Ensures project completion is on time and within budget. Acts as the focal point for communication and coordination between the facilities team and internal and external organizations. Directs and supervises all support resources for the performance of project assignments and activities. Assists in the development and implementation of program policies, processes, procedures and monitoring the achievement of program objectives. Responsible for all aspects of the development and implementation of assigned projects and provides a single point of contact for those projects. Responsible for coordination with vendors providing service for the contract (i.e. landscaping/snow removal, etc.). Collect and submit subcontractor submittals. Develops detailed work plans, schedules, project estimates, resource plans, and status reports. Collects and analyzes information and prepares reports regarding program metrics and operational activities. Responsible for providing regularly scheduled facilities reports to detail all maintenance performance and requirements. Provides reliability recommendations involve knowing your equipment, install dates, preventative maintenance (PM) reports, and knowing recommended rebuilds from manufacturers. Recommends cost savings and usage reliability and equipment upgrades or replacements if needed. Project managing from A to Z Planning estimates, pricing, timing, concerns, vetting, quality control throughout the process, safety, and reporting to the customer daily through meeting, email, or phone. Requirements
Education: Bachelor's Degree in a relevant field or equivalent experience. Experience: 10 Years of facilities management operations & maintenance
Working Environment & Conditions
This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
This position is primarily indoors, consistent with a standard office position and has a noise level of mostly low to moderate. The incumbent is required to stand, walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear. The workload may require the incumbent to sit for extended periods of time. The incumbent must be able to read, do simple math calculations and withstand moderate amounts of stress.
The incumbent must occasionally lift and/or move up to 25 lbs. Specific vision abilities required by the job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
