The Senior Project Manager will oversee the day-to-day operations of the project, ensuring that it is completed on time, within budget, and in compliance with all quality standards and safety regulations. This position requires a strong leader with extensive experience in managing large-scale multifamily construction projects, from pre-construction through to project delivery.

Description

  • Project Oversight: Lead and manage the overall execution of multifamily construction projects, ensuring all activities align with project goals, budgets, schedules, and client expectations. Oversee the entire project life cycle, from pre-construction planning to post-construction closeout.

  • Team Leadership: Manage and mentor project teams, including project engineers, field supervisors, and subcontractors, fostering a collaborative, high-performance culture. Ensure that roles and responsibilities are clearly defined and that team members are aligned with project objectives.

  • Budget and Cost Management: Oversee the project's financial performance, including managing budgets, monitoring costs, and controlling expenses. Review and approve project budgets, change orders, and cost reports. Ensure that the project is delivered within financial parameters while maintaining the desired quality standards.

  • Schedule Management: Develop and manage detailed project schedules, ensuring timely completion of milestones and the final project. Identify potential delays and implement corrective actions to keep the project on track. Coordinate with subcontractors, vendors, and internal teams to avoid conflicts and delays.

  • Client and Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, and other stakeholders. Provide regular progress updates and address any client concerns or changes to scope. Build and maintain strong relationships to ensure client satisfaction throughout the project lifecycle.

  • Risk Management: Identify project risks (e.g., schedule delays, cost overruns, safety hazards) and proactively address them. Implement risk mitigation strategies to ensure that the project is delivered smoothly and with minimal disruption.

  • Quality Control: Ensure that all work meets company standards, building codes, and regulations. Perform regular site inspections to monitor construction quality and adherence to plans and specifications.

  • Subcontractor and Vendor Management: Oversee the selection, negotiation, and performance of subcontractors and suppliers. Ensure that they meet the project's quality, schedule, and cost requirements. Manage subcontractor relationships to avoid issues and maintain a cooperative working environment.

  • Safety Compliance: Ensure the job site is compliant with all safety standards, regulations, and company policies. Promote a culture of safety, and ensure that all workers adhere to safety protocols to minimize risks and prevent accidents.

  • Change Order Management: Assess and approve change orders, ensuring that scope changes are properly documented and priced. Communicate impacts to the project schedule and budget, and obtain client approvals for changes.

  • Project Closeout: Oversee the completion of the project, ensuring that all punch list items are addressed, final inspections are passed, and all project documentation is completed. Ensure the smooth transition to the owner or property manager upon project handoff.

Profile

  • Experience: Minimum of 7-10 years of experience managing multifamily construction projects, with a proven track record of successfully delivering large-scale projects on time and within budget. Experience managing projects in Florida is highly desirable.

  • Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Professional certifications (e.g., Project Management Professional (PMP), LEED AP, AIA, or similar) are a plus.

  • Skills:

    • Strong leadership and management skills, with the ability to motivate teams and drive performance.
    • In-depth knowledge of construction processes, building codes, regulations, and safety standards.
    • Excellent problem-solving, decision-making, and conflict-resolution abilities.
    • Proficiency in project management software (e.g., Procore, Buildertrend, ProEst, MS Project, or similar).
    • Strong financial acumen, with experience managing large project budgets and controlling costs.
    • Strong communication skills, with the ability to interact effectively with clients, stakeholders, subcontractors, and internal teams.
    • Ability to work well under pressure and meet deadlines while maintaining high standards of quality.
  • Knowledge: Comprehensive understanding of multifamily construction processes, including site development, concrete, structural systems, MEP (mechanical, electrical, plumbing), finishes, and more. Familiarity with South Florida's building codes and regulations is a plus.

  • Physical Requirements: Ability to work in an office setting and visit job sites regularly. Comfort with conducting site inspections and working in varying environmental conditions.
