The Position on our Team:
As a member of the Tenant Coordination team, the Estimator is responsible for creating budgets and overseeing the estimating and scheduling for all Tenant Improvement projects.
This is a regular, full-time position working out of the Phoenix corporate office with a hybrid schedule of three days in-office and two days remote per week.
In This Role, You Will:
Primary Duties:
- Prepare conceptual cost estimates for potential Leasing-driven Tenant Improvement projects as well as some development and CAPEX projects.
- Create initial project schedules using P6 or MS Project.
- Define project scope to accompany the conceptual estimates and schedules.
- Review Tenant construction drawings to ensure they meet Macerich standards.
- Review Tenant construction drawings to create construction estimates and schedules.
- Review tenant’s lease construction exhibits to identify Landlord required delivery responsibility.
- Work with Tenant Coordination and Leasing to provide support and develop the relationships necessary to handle all of the tenant’s needs as it relates to planning, budgets and schedules.
- Assist during schematic design development to provide constructability reviews and technical solutions.
- Know, enforce, and update the company technical specifications, Landlord Work Letter Scopes, and Tenant Criteria Manuals.
- Establish the conceptual Tenant Improvement or Landlord estimate for the tenant by working with the VP, AVP, and Tenant Coordinator. Coordinate tenant schedules and design with Development, Design and Construction where necessary to ensure smooth flow of timely delivery and completion of tenant spaces.
- Work hand-in-hand with the mall personnel to review existing conditions that will affect the Tenant Improvement budget.
- Update estimates continually during the design process, provide estimate breakdowns to assist good project decision making, monitor the budget and report on variances, take responsibility for achieving good value.
- Keep master copies of all estimates prepared.
- Consistently demonstrate the ability to complete TI and LL’s work estimates on time.
Other functions, performed as necessary:
- Coordinate with Macerich’s Preconstruction group to update cost model based on current cost trends.
- Touch base with the contracting community periodically to stay current on construction cost information.
- Prepare reports and distribute monthly, quarterly and EOY reports.
- Maintain a record of all approved project budgets and final cost for each project to track accuracy of internal estimates versus actual costs.
- Regularly coordinate with Preconstruction to obtain and assist in maintaining historical cost data in the appropriate formats and input into the cost database.
What You Bring to Macerich:
- Proven, valuable experience within a construction Estimating department.
- Demonstrates reasoned judgment and discipline. Approaches problems by using a logical, systematic, and sequential approach.
- Minimum three years’ experience working as an Estimator or an equivalent experience in the construction industry.
- Ability to read and comprehend construction documents.
- May involve occasional travel between local properties and some out of state.
- Excellent working knowledge with Excel.
- Excellent working knowledge of Microsoft Project and other scheduling software.
