Inspection & Inventory Real Property Specialist

The Inspection & Inventory Real Property Specialist will provide services, support, and expertise required to inspect and inventory Air National Guard (ANG) real property. This role ensures compliance with Air Force Instructions, AFCEC guidance, and real property directives. Responsibilities include performing physical inventories, inspections, and documentation of real property assets.

Compensation & Benefits:

Estimated Starting Salary Range for

Inspection & Inventory Real Property Specialist : $90,000 to $100,000. Pay commensurate with experience. Full time benefits include Medical, Dental, Vision, 401K, and other possible benefits as provided. Benefits are subject to change with or without notice.

Responsibilities Include:

Conduct annual physical Existence and Completeness inventories of all base buildings, structures, linear assets, and land in accordance with Air Force directives and AFCEC/CITA SOP procedures. Perform inspections of all real property assets, ensuring 100% of assets are fully reviewed and updated as necessary at least every 5 years; historic assets must be inspected every 3 years per AFI 32-9005. Conduct and document annual boundary inspections to check for encroachments, updating real property records accordingly. Develop and implement a self-inspection program addressing areas outlined in current Air Force Inspector General (IG) Inspection Guidance. Utilize expertise in the Accountable Property System of Record (APSR), NexGen, to add or update property records in accordance with Air Force instructions and training. Assist installations by providing key supporting documents for assets, ensuring their inclusion in facility folders and the APSR. Perform other job-related duties as assigned.

Experience, Education, Skills, Abilities requested:

Five (5) years of experience in data validation and transcribing. Three (3) years of experience using real estate NexGen IT functionality. Ability to travel to various Air Force bases (CONUS & OCONUS), covering up to 178 ANG locations. Knowledge of real estate instruments and content requirements to coordinate with Government Realty Specialists on tools, amendments, renewals, or disposal applications. Strong communication skills, both verbal and written. Proficiency in Microsoft Office tools (Teams, OneDrive, Word, Excel, PowerPoint, Access) and NexGen IT. Experience in commercial, business, or industrial property management, including:

Acquisition or sale of real property Real property evaluation and valuation Establishment of rental rates Tenant selection Maintenance of real property

Government Real Estate/Real Property experience. Experience with real estate government forms, data validation, and transcription. Technical writing experience, including memoranda, Background Bullet Papers (BBPs), and white papers. This position may offer telework opportunities, subject to organizational needs and approval. Candidates should be prepared to work both remotely and onsite, as required. Must pass pre-employment qualifications of Cherokee Federal.
