Job Summary:
The Director of Residential Facilities oversees Redstone's residential physical assets and is responsible for the maintenance and upkeep of the portfolio, ensuring high curb appeal and reliable functioning of building systems. The role supports critical property management operations that have a direct impact on property performance and tenant satisfaction.

Job Responsibilities:
Facilities Management Oversees all building-related work (planned, preventive, corrective, routine and emergency) performed at residential properties managed by Redstone. Defines specifications of work to be performed. Determine if work for larger scale projects will be performed by in-house maintenance staff or by an outside contractor in coordination with the Maintenance Manager and Asset Manager. Perform regular property checks (each property every other week) and inspections to determine needed repairs/upgrades and make sure property has a high curb appeal. Oversees the negotiation and cost estimate analysis of contracts with outside contractors and vendors in coordination with Asset Manager for annual vendor contracts and mid to large sized project contracts. Monitors and approves the activities and payment of contract personnel and services in assigned areas of responsibility as required to assure that satisfactory and acceptable performance standards, specifications, materials and labor cost, work schedules, etc. are maintained. Creates and maintains internal capital needs assessments for all residential properties. Communicates to Executive Director of Residential Property Management annual capital needs initiatives. Development and oversight of annual preventive maintenance program and determines long- and short-range capital improvement and maintenance repair needs. Oversee the move-out inspection process and in coordination with the Asset Manager communicate turnover needs to vendors and Redstone maintenance team. Responsible for all projects and operating cost estimates and authorizes payment for contracted services in accordance with departmental procedures. Supervises the work control processes for Redstone's residential properties, including overseeing the work order management and control systems, ensuring efficiencies in estimating, planning, scheduling, and organizing planned work. Conducts necessary reports and analysis. Acts as project manager for various items including property renovations, tenant improvements, and all other planned and unplanned capital and operation projects. Incorporates sustainability and energy efficiency principles into everyday practices. Staff and Fiscal Management
Supervises Residential Asset Manager and Residential Maintenance Manager. Guides and gives technical and managerial assistance to employees in the performance of their duties. Works with supervisor and Redstone finance team on budget data and planning related to property maintenance, operations, and capital expense. Serves as a role-model, advocate, and mentor to staff. Creates and sustains an environment that is reflective of Redstone's customer services standards. Collaborates, as needed with other Redstone management and facilities staff regarding the smooth and accurate flow of information to support timely decision-making. Manages or assists owners/representatives/construction manager with capital improvement and larger maintenance projects as needed including: contractor management, budget management, owner communications, tenant communications Responsible for insurance visits including loss control visits, insurance claims, etc. Leads transition and on boarding of newly acquired properties Essential Job Requirements

Some evening and weekend hours may be required. Interact with residents, vendors, and Redstone team in a professional and courteous manner, assisting with questions, solving problems and any other duties required. Strong computer skills, especially in the Microsoft Office suite, required, and Yardi software suite, preferred. Working knowledge of or ability to learn applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property specific guidelines and occupancy standards. Exceptional organization skills and detail oriented. Employees must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or in writing) to employees. Other duties may be assigned as they arise. Valid driver's license, along with reliable transportation and vehicle insurance, are required to carry out the duties of this position. Must pass criminal background check.
