Job Overview:
As an Ancillary Revenue Manager, you ensure that supplementary revenue streams are meticulously tracked, measured, analyzed, and optimized. You collaborate closely with our Community Operations, Credit and Collections, Compliance, and Revenue Management teams as well as Data and Analytics to coordinate and align performance data from a variety of sources to drive superior end-to-end ancillary revenue outcomes.
Roles You Will Play:
The Investigator
- Translate complex data and reports into practical business insights; communicate recommended actions to a variety of audiences clearly and concisely
- Establish ancillary revenue targets by becoming an expert in Cortlands revenue streams, through investigation and communication with key operators and leadership
- Evaluate all ancillary revenue campaigns as well as lead development and sales activities to reveal the truth about how ancillary revenue opportunities are sold to prospects and residents
- Examine sales metrics to identify cause-effect relationships between marketing actions and financial outcomes; take the initiative to translate analysis and insights into specific recommendations and strategic plans to improve profitability
- Leave no stone unturned in ensuring that all revenue streams are being maximized, including rentable items, fees, amenity charges and more
The Reporter
- Build and enhance revenue dashboards that visualize and track fundamental performance indicators and trends
- Support reporting and data visualization needs across the revenue operations department
- Bridge insights from various data sources to tell a cohesive story of revenue potential and performance
- Collaborate with Regional Revenue Management in the analysis and evaluation of ancillary revenue data to better inform their daily lead generation decisions at both the market and individual apartment community level
- Monitor performance of other income, evaluating the overall success of our sales strategies regarding ancillary revenue opportunities

Building Blocks of Success:
- Bachelors degree in finance, business analytics, or other quantitatively focused major
- 1+ years of experience in revenue performance analysis or similar data-driven area
- Extensive knowledge of Microsoft Excel required
- Experience with Power BI and Revenue Management software strongly preferred
- Experience with Microsoft SQL Server, R, Python preferred
- Multi-family or Hospitality experience preferred
- Demonstrated success developing and enhancing complex reporting and dashboards, weaving together inputs from multiple teams, channels, and data sources
- Ability to identify trends and insights from leasing and rent data
- Strong sense of curiosity and a passion for data
- Obsessive focus on the details and a tenacious commitment to ensuring data accuracy
- Excellent business reporting, including a proven ability to effectively visualize data and translate key insights and trends for a variety of audiences
- Expert time management, prioritization, and multitasking skills
- Ability to quickly adapt to an often-changing and fast-paced work environment
- Capacity to contribute to planning and strategic thinking
