SUMMARY OF POSITION:
The primary role of the Vice President of Purchasing is to provide management and oversight at a senior level to ensure of the success of the divisions assigned. This position will report directly to the Regional Vice President of Purchasing with a dotted line to the Vice President and will assist divisions with company process compliance, supplier/distributor/trade negotiations, system accuracy and set up, monitoring and management for set up of all plans/communities/costs/quantities/options/retails, cost reductions, vendor selection, identifying trade needs and assisting divisions with finding applicable trades, quality control, cycle time management, estimating accuracy, regional agreements and programs, and will assist with monitoring staffing needs. This position requires strong negotiation skills with an aptitude towards database management and keen attention to detail. The position requires strong interpersonal and communication skills. This position will report directly to the Regional Vice President of Purchasing, travel to assigned divisions will be required.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Ensure all new and existing communities are fully contracted and accurate at all times.
- Provide monthly base house cost reviews to finance and division president.
- Review and approve all EPOs and variance requests.
- Responsible for NewStar system accuracy and completeness.
- Monitor job start process and responsible for PO accuracy.
- Negotiate subcontractor pricing to achieve cost reductions.
- Assist in finding qualified trade partners.
- Participate and prepare reporting.
- Monitor trade partner capacity vs awarded communities.
- Assist National Purchasing with product compliance and assortment.
- Assist in Design Center assortments and programs.
- Review Land Proforma budgets.
- Control costs from home sale to completion.
- Perform all other duties as assigned.
- Manage estimates and takeoffs for unbundled trades.
- Negotiate Regional Agreements with regional trade partners.
- Monthly manage minimum Option Margin requirements.
EXPERIENCE, SKILLS, KNOWLEDGE
- At least five (5) years of experience in estimating and purchasing at a management level for a high-volume production residential builder.
- Bachelor's/Master's degree preferred, but not required.
- Experience with New Star Enterprise or Equivalent Software, BuildPro, and electronic take off (preferred) but not required.
- MS Office and proficiency with spreadsheets
- Self-motivated with attention to detail, positive attitude and ability to work as a team member
- Organization and time management skills are a necessity
- Exceptional communication skills -- both written and verbal
- Comfortable presenting ideas and solutions to leadership and key business partners
- Strong attention to detail
- Ability to establish and maintain strong relationships
- Proficient in MS Excel, PowerPoint, and Word
- Valid Driver's License
