Director of Operations & Maintenance for Health Sciences
Required Qualifications (as evidenced by an attached resume): Bachelor's degree (foreign equivalent or higher). Seven (7) years of full-time facilities management experience or experience in a related field. Supervisory experience. Experience with financial acumen and budgeting. Presentation experience. Proficiency in Microsoft Office Suite and/or Google Workspace. Must have, keep and maintain the appropriate valid NYS Driver’s License; have a motor vehicle record which is free from major violations or a pattern of repeat violations.

Preferred Qualifications: Advanced degree (foreign equivalent or higher). Additional years of full-time facilities management experience or experience in a related field. Experience working in any of these areas: university, healthcare, a government entity, or a similar setting. Experience developing a preventative maintenance program. Experience with building management systems, critical systems (e.g. HVAC, ventilations) and energy management. Experience working with management software. Knowledge of building codes, safety regulations and maintenance best practices.
Brief Description of Duties: Reports to the Associate Vice President for Campus Operations & Maintenance (COM), the director of operations and maintenance for health sciences provides leadership for the operation and management of health sciences facilities. The Director oversees the Assistant Directors in Operations and Maintenance for Health Sciences. Activities include inspection, testing, and maintenance of existing facilities, infrastructure and grounds for Health Sciences. The Director will be responsible for formulating policies, working closely with the Associate Vice President (AVP) for COM, as well as preparing, presenting, and defending briefs, point papers, and decision memorandums. The successful incumbent must be an effective communicator with excellent written and oral communication and decision-making skills. Must have exceptional presentation skills. The Director shall also collaborate with all building managers throughout Health Sciences, providing recommendations, such as best practices, changes to policies and procedures, as well as other guidance and support.
Oversight and Leadership:
Oversee Health Sciences operations and maintenance activities, including preventative maintenance, and routine inspections and testing of building systems. Supervise and coordinate maintenance work with building managers and lab directors throughout Health Sciences. Assess departmental operations, development and implementation of new programs and initiatives and represent the Associate Vice President for COM. Oversee all reporting for project reports, staff, status and maintenance of repair work for Health Sciences. Ensure efficient and effective Health Sciences inventory management. Implement strategies to improve loss prevention and cost avoidance. Manage staff including recruitment, supervision, assisting with scheduling, development, evaluation, and accountability. Responsible for creating, implementing, and maintaining policies and procedures for Health Sciences. Advise the AVP for COM, and as appropriate senior leadership, on all Operational matters related to Health Sciences. Coordinate between Health Sciences and represented Unions. Oversight of Utilities, Energy Management & Sustainability:
The Energy Management oversight entails responsibility for enhancing the efficiency of energy utilization across Health Sciences, both technically and procedurally. This involves reviewing the preparation of cost estimates, specifications, drawings, and construction documents for various projects: including construction, maintenance, repair, and alterations, with a focus on energy efficiency. Serving as the primary advisor to Health Sciences on energy-related issues, this area monitors and analyzes campus energy consumption and costs, developing projections and forecasts accordingly. Additionally, it supervises the development of recharges for energy costs to auxiliary accounts, ensuring transparency and efficiency in energy expenditure across the institution. Coordinate all Stony Brook construction activity with Campus Planning, Design, and Construction (CPDC), other state, local, and external agencies, contractors, vendors, department heads, as well as with regulatory agencies such as the Department of Environmental Conservation (DEC). Ensure compliance with all building code regulations, including the coordination of all building code compliance with CPDC and Environmental Health and Safety (EH&S) as well as regulatory reporting to the Environmental Protection Agency, Department of Environmental Conservation, Department of Health, Department of Public Works, and other regulatory authorities. Responsible for utility management of campus and off-site properties, including high temperature hot water, gas, sewer, and water mains. The Director takes a proactive role with students, faculty and staff to make Stony Brook a leader in sustainable practices. Also responsible for coordinating sustainability and recycling projects with staff, faculty and students in Health Sciences facilities. The incumbent has oversight of public relations and grant writing to promote efforts in sustainability. Custodial Services:
Provide oversight of Custodial Services and assist with managing all custodial functions. This responsibility encompasses leadership and oversight of all aspects of training and staffing, as well as providing policy guidance and operational direction to all managers and supervisors within their assigned areas, ensuring cohesive and efficient custodial operations. Ensure the operation of the Recycling program works effectively and efficiently to support the sustainable mission of Health Sciences. Identify areas of cost savings. Advise the AVP for COM and, as appropriate, the Health Sciences leadership, on all custodial and warehousing matters. Snow Removal/Weather Related Emergencies:
Oversee safe and effective snow removal and operations responding to weather related events for Health Sciences. This requires 24-hour surveillance of anticipated storms, and the oversight of the snow removal or other mitigation processes. Advise the AVP for COM and leadership regarding snow removal/weather related emergencies. Secure contract services in the absence of in-house staff. Public Relations:
Collaborate with the Communications Manager for Facilities & Services to maintain website details. Assist the Communications Manager for any press releases or Health Sciences emails to be sent. Provide Health Sciences updates to inform the facility of any disruptions to services, utilities, road closures or any similar operation which may cause interruption to activities. Develop, implement, maintain, and evaluate policy and procedures relating to areas of responsibility. Other duties or projects as assigned as appropriate to rank and departmental mission. Special Notes: This is a full-time appointment. FLSA Exempt position, not eligible for the overtime provisions of the FLSA. Minimum salary threshold must be met to maintain FLSA exemption.
In addition to the employee's base salary, this position is eligible for $3,400 UUP annual location pay, paid biweekly.
