OVERVIEW:

The Manager of Preconstruction (MP) will work with internal DKS department staff (Construction, Design, Real Estate, Store Planning, Etc.) and external partners (Design firms, Engineers, Etc.) to perform preconstruction due diligence necessary to evaluate, budget and support the construction/remodel/conversion of DKS stores of all banners. Conduct Due Diligence Assessments on potential store locations, working directly with Landlord teams to gather upfront data for analysis (As-builts, environmental reports, utility plans, building assessments), engage with and schedule site visits with outside consulting firms, building architects and engineers, and conduct on-site assessments of properties and conditions.

Maintain accurate and regular communication and base of knowledge of all project activities on all assigned pricing projects with DP Update and validate pricing regularly with pending and current change plans and communicate same as required to DP and VP Construction regularly. Review project schedule and e ensure all projects have accurate and updated pricing that reflect the required delivery completion date.Oversee the Estimating Manager (EM) and ensure thorough in-house construction cost estimate budget preparation by maintaining historical cost records and analysis for all banners, staying abreast of all industry trends, market conditions, and emerging technologies to continuously update and validate in-house budgetary cost structures.Work with the Construction Teams and EM to review all proposed costs related to any proposed changes which are project specific and validate the accuracy of the cost of the change and account for it against the budgetBuild a strong working relationship with each project team to ensure that the requirements of DKS are anticipated and included in all budgetary products.Provide weekly status reports and progress data to the DP for budget project status review on all assigned active projectsKnow all preconstruction project critical elements/milestones, review such for compliance and identify problem conditions and resolve. As required conduct meetings to reach resolution with all required internal and external project teams.Manager of Preconstruction will work with the Estimating Manager in support of the following activities:

Create and maintain cost menus to be utilized for potential remodel stores.Participate in all construction RFPs for General Contracting services.Engage with architects and city AHJs for approval timing, building permit process and duration.Lead on-going Value Engineering Initiatives across all banners.Create, review and approve Landlord Work Letters for locations.QUALIFICATIONS:

Bachelor's degree in Construction Management - Business5-7 years experienceFive (5) years or more experience working within a construction department / organization as Manager of Estimating, overseeing a team responsible for estimating multiple commercial grade construction projects simultaneously.Secondary experience working with a development company and/or Construction Company.Previous Construction Management experience with a retail chain or multi-unit operatorComputer skilled in Microsoft Outlook, Office, Word, etc., ProcoreA strong knowledge of big box construction types (historical and current) is a must. The ability to identify potentially problematic or complicating civil, structural, MEPFP with little to no documentation is mandatory.Must have a proven record of achievement and advancementAbility to travel 10%-20%on a regular monthly basis with occasional overnight stays requiredExcellent planning, scheduling and follow-up skills - high-level knowledge of construction building and costing practices and processesKnowledge in use of Construction Documents and specificationsAbility to actively solicit and gather information required to inform and support the due diligence and budgeting process.
