The Property Management Associate will serve as the primary point of contact for tenants, addressing their concerns promptly and enforcing building policies. This role requires effective communication skills to filter and relay tenant conversations to the management team. Additionally, the associate will manage the Peak Midwest Properties LLC email account, ensuring confidentiality and proper handling of sensitive information.Position Overview:This position involves extensive vendor management, requiring the associate to contact multiple vendors to obtain quotes, negotiate better deals, and maintain an up-to-date database of vendors and prices. The associate will also coordinate vendor services for building maintenance and repairs. Daily building walkthroughs are essential to this role; the associate will complete a checklist, submit reports into a designated Google Drive folder, and address any building issues identified during these walkthroughs.Financial responsibilities include administrating rent collection and expense payments, maintaining accurate and up-to-date financial records, and regularly reporting financial activities to the Treasurer. The associate will also field incoming calls regarding the property and tenant inquiries, as well as conduct outgoing calls for building maintenance, government inspections, and other property-related matters.Ensuring the property complies with local, state, and federal regulations is a key responsibility. The associate will maintain safety standards, conduct regular safety inspections, and oversee routine and emergency maintenance work to ensure timely and effective completion. This role demands a proactive approach to maintaining the property's safety and compliance.Daily Responsibilities:Bathrooms : Ensure cleanliness and functionality, including checking toilets, sinks, soap dispensers, and paper supplies. Address any leaks or maintenance issues.Hallways : Inspect for cleanliness and safety, ensuring floors are debris-free, lights are functioning, and there is no damage to walls or ceilings.Elevators : Verify proper operation, cleanliness, and functionality of buttons and lights. Listen for unusual noises.Mechanical Room : Perform routine checks, collect air pressure readings, and ensure all equipment is functioning properly.Common Areas : Maintain cleanliness, verify functionality of lights and outlets, and take record-keeping photos.General Maintenance : Address building issues, record and follow up on maintenance issues or tenant complaints, and schedule necessary repairs with vendors.Additional Checks : Make outgoing calls to vendors or inspectors if needed and address immediate issues.Completion : Submit a completed checklist and photos to the designated Google Drive folder.Additional

Responsibilities:Customer Service: Provide excellent customer service to tenants and vendors, developing positive relationships to enhance their experience.Lease Administration: Assist with the preparation and execution of lease agreements, keep track of lease renewal dates, and coordinate renewals with tenants.Property Marketing: Assist in marketing vacant units to potential tenants, coordinate property showings, and follow up with prospective tenants.Qualifications:Experience: Minimum of 2-5 years of experience in management.Skills: Strong negotiation, communication, and interpersonal skills.Compensation and Hours:Salary: $30K /YREmployment Type: Part-time (10-12 hours per week)
