Real Estate Manager

Reporting to the Director of Property Management, the Real Estate Manager will play a pivotal role in the Property Management Department by overseeing the day-to-day operations of properties within the Edgewood Partners portfolio. The Real Estate Manager will be integral in maintaining the high standards of service and relationship-building that are central to Edgewood Partners' mission of enhancing property value and fostering strong, lasting partnerships.

Essential Responsibilities include, but are not limited to:

Deliver Exceptional Customer Service : Ensure all interactions with tenants and property owners are handled with professionalism, fostering positive relationships through timely communication, including adhering to an end-of-day policy for returning calls and emails.

Tenant Support and Coordination:

Build and maintain strong relationships with tenants. Respond promptly to tenant requests, manage new tenant onboarding, conduct move-out and lease termination inspections, and general tenant correspondence. Maintain ongoing visits with tenants to address concerns and ensure a high level of satisfaction.

Work Order and Project Management : Oversee the entire process of work requests, from implementation to completion, including vendor bidding, site visits, work verification prior to payment, and consistent follow-up on ongoing projects.

Property Oversight and Inspections:

Conduct regular property and work inspections, perform site visits to spot-check maintenance and vendor work, and ensure all tasks meet the required standards.

Vendor and Contractor Management : Coordinate with vendors, meet regularly to discuss projects, rebid, and negotiate contracts, and partner with construction teams on tenant fit-outs and capital improvement projects.

Financial Management and Reporting:

Manage property expenses within the limits set by management contracts, approve invoices and work orders, oversee accounts receivable correspondence and collections, and collaborate with owners or attorneys on delinquent accounts. Prepare and present regular reports on property condition, financial performance and project status to asset manager and ownership.

Lease Administration:

Review and process new leases and amendments, assist in negotiating lease renewals, assignments, and amendments, and gather and review monthly leasing activity reports from third-party brokers to ensure listings are current.

Budgeting and Planning : Create, manage, and execute annual property operating and capital budgets, ensuring alignment with property and investment goals.

Compliance and Risk Management : Ensure all properties comply with local, state, and federal regulations, including safety, environmental, and accessibility standards. Identify and mitigate potential risks to the properties and tenants.

Client Relations:

Conduct regular meetings with owners and asset managers to ensure their property needs and expectations are being met.

Actively join and engage in relevant professional networking organizations to strengthen industry connections, enhance Edgewood Partners' reputation, and support our mission of building lasting partnerships that maximize property value across the Southeastern United States.

Qualifications:

Superior customer service skills

Excellent written and verbal communication skills and the ability to work in a fast-paced environment

Strong time management, planning, and organizational skills

Acute sense of urgency in solving problems and meeting the needs of clients

Continuous learner who is always looking for ways to improve systems and processes

Ability to comprehend, analyze, and interpret complex documents

Minimum of 3 years of commercial real estate management experience

Appfolio and/or Yardi experience preferred

CPM, RPA, ACoM designations preferred

Active real estate salesperson or broker license preferred

Job Type: Full-time

Pay: $55,000.00 - $85,000.00 per year

Work Location: In person
