As an industry-experienced commercial Estimator at JH Kelly, you will prepare and coordinate the preparation of estimates on mid to large projects, ranging from $500k to $20M. Primary responsibility for estimating and turnover procedures including bid breakdown, set up, tracking, and communication throughout the estimate process. This position reports to the Seattle Operations Vice President and will work closely with the central Estimating Team based in Vancouver, WA.Key Metrics:Estimates are completed on time, accurate, and thoroughDevelops satisfied customers that lead to repeat businessDevelops strong working relationships with internal customers and work teamsPrimary Focus & Responsibilities:Work with the team on organized bid breakdown of the project and method of takeoff for proper set-up of estimateReview scope and specificationCoordinate with the Supply Chain team for procurement on pricing of materials and equipmentProvide specifications and takeoff quantitiesTakeoff of all items shown and specified using Quote Soft and Trimble software as applicableReceive all addenda, update estimate accordingly, and communicate all changes to the bid teamPrepare RFI log and participate in the writing of all RFI’sPrepare technical clarifications and exclusions for the estimateParticipate in project turnover meetingsWork closely with Project Manager(s) for a cost breakdown of the estimate to generate unit/hour, material, and subcontractor analysis for project turnoverReview the “for construction” drawings for revisionsPerform additional tasks as assignedReview subcontractor and material/equipment vendor quotes to normalize and produce a comparative analysisRelationships:Work with supervisor and Estimating team to provide information from estimate and job cost recordsMaintain proactive and positive internal relationships, including shop, field craft personnel, Project Management, Supply Chain, and other coworkersMaintain proactive and positive relationships with customer representatives, vendors, suppliers, and subcontractorsSkill & Experience:5+ years of experience with emphasis in commercial plumbing and HVAC in conceptual design and estimating mechanical projects from $500k to $20M is preferredBS or BA degree with an emphasis on Construction Management, Engineering, Business, or other applicable degree or experience that is equivalent, is preferred but not requiredFull proficiency in computer skills using estimating software such as Trimble Autobid software, Excel, and Microsoft Office SuiteField and/or shop experience is a plusAbility to operate independently and autonomously, and yet possess the discretionary judgment to know when it is appropriate to consult with others in the organizationDemonstrate a corresponding high sense of integrityDemonstrated experience/ability to develop new businessStrong interpersonal and project management abilities, employing strong organizational skills to successfully manage multiple bids at onceOur Ideal Person Will Have All These In Addition To Everything Listed Above:ATTENTION TO DETAIL in providing accurate and thorough estimatesWORK MANAGEMENT possesses the ability to work in a high-paced and dynamic environment with the ability to prioritize tasksOUTSTANDING COMMUNICATION SKILLS in addition to maintaining an open line of communication with customers, vendors, and employees throughout the Company, you will demonstrate excellent communication skills, including good phone and email etiquetteINNOVATION although we have a great team and effective processes in place, we feel that there is always room for improvement, and we will look to you to be creative as you partner with stakeholders to evaluate our operations, solve ongoing issues, and develop even better systemsSTRONG APTITUDE for learning and developing new systems and programsLIKEABILITY: Effectively work towards common goals with others in an authentic, approachable, and open-minded manner that supports long-term successGOING THE EXTRA MILE ability to work overtime, as neededPhysical Requirements:The physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
