We're looking for a forward thinker to join our diverse team of experts as an Assistant Project Manager.GCI Residential is a multi-family real estate development company with its development and construction teams located in Cleveland, Ohio and Charlotte, North Carolina. GCI focuses on the ground-up development, construction and management of Multifamily projects in high growth markets located in Ohio, North Carolina, South Carolina, Florida and Tennessee. We are currently seeking an Assistant Project Manager to join our team in Aventura, FL.Essential Job Functions:Establish project schedules on assigned projects.Track schedule to ensure project is on time and within budget on assigned projects.Oversee Subcontractors delegated to Assistant Project Manager by the Project Manager.Prepare Subcontracts and Purchase Orders as directed by the Project Manager.Prepare and keep detailed records of RFI’s, Change Orders, and general project documentation.Request Subcontractor and Supplier Proposals as directed by the Project Manager.Work with the Project Manager and Superintendent to satisfy GCI Construction specifications for temporary construction services.Maintain contract documents and logs including but not limited to the following: field purchase orders, inspections, daily field reports, OAC meeting minutes, submittal log, ASI/RFI log, safety meeting reports, site visit sign-in sheet, as built log, buy-out log, historical drawings, specifications, geotechnical reports, permits, clarifications, and field sketches.Distribute documents to files on a daily basis. Forward all original material to the main office for incorporation into a master file. Copy all documents needed for the jobsite files.Ensure that initial plans and specifications are issued to subcontractors and vendors as well as to on-site GCI Construction staff.Perform any other duties as required or that may be assigned by other GCI Personnel that would be reasonable expected of an Assistant Project Manager.Education:Graduation from an accredited four-year college or university with major coursework in architecture, engineering, construction science, or a related field is required.Qualifications/Experience:A minimum of two years’ experience in residential and mixed-use building construction. Must have participated on a project team and been involved in all phases of construction on multiple projects or a single large project.Proficient computer skills in word processing, accounting software (SAGE/PROCORE), spreadsheets, Microsoft Project (scheduling), and job cost software (PROCORE). Uphold a high level of professionalism and possess interpersonal, presentation, and leadership skills. 5 – 10 years related experience in residential and mixed use building construction. Must have managed all phases of construction on multiple projects or single large projects.Previous supervisory experience strongly preferred.Dynamic verbal and written communication skills and strong interpersonal abilities.Equal Opportunity Employer.
