Heritage Real Estate provides property management services for three of the most premier Class A office buildings in Albuquerque, two exceptional Class A buildings in Santa Fe, the trail blazing Sawmill Market, and other specialty retail. Reporting directly to the President of Heritage Real Estate Company LLC, the Senior Vice President (SVP) is a strategic leader responsible for overseeing a diverse portfolio of properties. This role requires a comprehensive understanding of client investment objectives and the ability to develop and implement property-specific strategic plans, operating, and capital budgets. The SVP ensures the execution of approved initiatives and programs through effective management and coordination of the property teams. This position involves significant oversight of building personnel, strategic planning, financial management, and client relations to optimize the financial and operational success of the real estate assets.Essential Duties and Functions/Responsibilities/Tasks:Provide executive leadership and strategic direction for the property management teams. Oversee staffing, talent acquisition, and development for assigned markets and portfolios. Support and mentor VP, Regional Facilities Director, Construction Manager, and Property Managers, ensuring alignment with Company policies, values, and business practices.Develop and implement long-term strategic plans to enhance business performance, operational efficiency, and property value.Lead process improvement initiatives and oversee the execution of new programs, policies, procedures, and practices.Serve as the primary point of contact for major clients and stakeholders. Maintain high-level communication, provide comprehensive performance reports, and address complex client inquiries and concerns with urgency and professionalism. Actively seek and incorporate client feedback to enhance service delivery.Work closely and effectively with the President to keep him/her well informed of upcoming commitments and responsibilities, following up appropriately.Ensure that properties achieve established operational, financial, and business performance goals.Develop strategic action plans to drive results.Oversee the development and management of budgets, ensuring financial targets are met or exceeded.Prepare and present critical reports on property performance, financial metrics, and market trends to ownership and senior management.Drive revenue growth through a thorough understanding of market dynamics and competitive analysis. Develop and implement creative marketing strategies and leasing programs to attract and retain high-quality tenants.Ensure properties are well-maintained and comply with all relevant regulations. Oversee maintenance programs, implement preventative maintenance plans, and manage compliance with local, state, and federal laws.Oversee compliance with all lease requirements. Oversee/assist in managing tenant communications, rent collections, and address escalated tenant issues.Supervise negotiations and management of third-party vendor agreements.Oversee tenant improvement projects, including planning, approvals, and budget management.Prioritize conflicting needs; handle all matters expeditiously, proactively, and follow-through on projects to successful completion, often with deadline pressures.Ensure robust emergency management procedures are in place, including training, fire drills, and coordination with emergency services.Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage.Help manage all accounting functions including budgeting, financial reporting, receivables, payables, and loan compliance. Oversee payroll and other financial transactions and ensure accuracy in financial documentation.Oversee and help manage special projects such as new energy management systems, parking solutions, and technology upgrades. Implement innovative solutions to enhance property management practices.Other duties as assigned by President consistent with the functions of this position as needed for the company.Qualifications:Bachelor’s degree required. Master’s degree in business administration, real estate, law, or a related field preferred.Minimum of 10 years of experience in a leadership role within property management or commercial real estate.In-depth knowledge of local, state, and federal property management regulations preferred.Proven track record in managing diverse portfolios and teams.Proficiency in property management software such as Yardi.Strong financial acumen, analytical skills, and ability to manage budgets and financial reports.Excellent communication, interpersonal, and organizational skills.Ability to work independently, manage multiple priorities, and handle confidential matters with discretion.Knowledge of current market trends and regulatory requirements.Ability to be friendly, patient, and professional in appearance and manner.Actively thoughtful of long-term strategy, seeks opportunities, and proposes solutions.Highly proficient in Microsoft Office Suite (Outlook, Word, Excel, and Power Point), Adobe Acrobat, and Social Media web platforms.Flexibility to occasionally work evenings, weekends, and holidays, depending on business needs.Real Estate license or professional certifications (e.g., CPM, CAM) desirable, but not required.Supervisory Responsibilities:

Directly oversee Vice President, Regional Director of Facilities, Construction Manager.
