Whether you’ve got deep experience in commercial real estate, skilled trades, or technology, or you’re looking to apply your relevant experience to a new industry, join our team as we help shape a brighter way forward.This customer-facing position assists with the management of IBM’s Almaden Research Center (ARC) and Silicon Valley Labs (SVL) in San Jose, CA.The ideal candidate will support the Regional Operations Manager and implement best practices to streamline operations within the Engineering Departments. The Senior Chief’s role is to lead ongoing facility activities, oversee vendors, manage the JLL Chief Engineer at the (SVL) location, Engineering staff, and lead overall responsibility for the operational integrity and reliability of the engineering infrastructure for the San Jose IBM sites. The ideal candidate requires strong customer-service instincts; outgoing, friendly, and collaborative.ESSENTIAL FUNCTIONS:Ensures effective communication between JLL Site Management, business stakeholders, scientific staff, Facilities Operations, maintenance, outside site services, and contractors.Manages the SVL Chief Engineer, SVL and ARC Maintenance Mechanics, Lead Engineers, Electrical Switching Teams, and Central Utility Plant personnel.Establishes written goals and objectives for direct report employees. Conducts periodic formal and informal performance evaluations. Develops training programs and career paths for property employees. Assures succession planning.Oversees the implementation of approved initiatives and programs by managing and coordinating the efforts of the property team (e.g., vendors, contractors, and building employees).Maintains interface with third-party vendors, ensuring total contract compliance, accurate and timely reporting, and assures resolution of issues.Responsible for the generation and implementation of Switching Procedures (FSPs), Standard Operating Procedures (SOP), and Emergency Operating Procedures (EOP), and maintaining a library of these documents with annual review and revisions, as needed.Interacts with the client, JLL Team members, suppliers/consultants, and/or vendors on facilities and property matters.Oversees/manages projects and initiatives to improve Facilities operations and service delivery.Responsible for the JLL/IBM Facilities Work Order System (MAXIMO). Ensures resources are allocated appropriately and Work Orders are completed in a timely manner.Complies with JLL policy for procurement of facilities services and goods.Assists with compliance for local, state, and federal regulations (Cal-EPA, Cal-OSHA, BAAQMD, County Health, State and Local Fire).Will have planning and oversight responsibilities for bi-annual maintenance shutdown of each facility, coordinating site personnel, vendors, and third-party contractors.Ensures that a high quality of housekeeping of all technical/mechanical spaces is maintained.Inspects facilities and equipment to determine the extent of service and equipment required. Recommends, justifies, develops, and coordinates projects in conjunction with the client’s needs and requirements.Makes weekly tours of the interior and exterior of the buildings and documents findings on a Building Inspection.Project Management.Manages or assists with other activities as delegated by the Regional Operations Manager.Has matrix reporting responsibilities to the Account’s Director of Engineering.Other tasks as assigned by JLL leadership.On call 24/7 for equipment monitoring, emergency delegation, and support.Qualifications:Associate degree or equivalent with 6 or 8+ years of high-tech industry and/or other facilities management experience. 3+ years of people management experience preferred.Must have the ability to always maintain professionalism under stressful situations.Must be able to work on highly complex problems in a variety of situations where analysis is required. Solve problems using considerable and rational judgment, leading to routine and specific recommendations.Experience in CMMS/work order platforms. (MAXIMO a plus)Knowledge in HVAC, Mechanical, and Electrical processes and troubleshooting. (Chillers, Boilers, Cooling Towers, Air Conditioning, Pumps, Generators, UPS, etc.)Experience managing projects (construction and remodeling of labs and offices, equipment installations, and system implementations).Excellent presentation skills.PowerPoint, MS Office, Visio/CAD desirable.ADDITIONAL QUALIFICATIONS:Ability to perform the physical demands of the role, including but not limited to prolonged standing; ability to lift, move, and pull 25 pounds; kneeling; etc.…Ability to mentally and physically react effectively, quickly, calmly, and rationally in case of an emergency.Location:On-site – San Jose, CA If this job description resonates with you, we encourage you to apply, even if you don’t meet all the requirements.
