Duties and Essential Functions

Apply paint to surfaces including canvas, walls, floors, doors, and cabinets.Mix, match, and apply paint, varnish, shellac, enamel, and other finishes.Scrape, sandpaper, prime, or seal surfaces prior to painting.Clean walls to ensure proper adherence.Cover surfaces with cloth or plastic to ensure protection.Calculate amounts of required materials and estimate costs.Fill cracks, holes, and joints with caulk, putty, plaster, or other fillers, using caulking guns or putty knives.Moves furniture and equipment as necessary.Remove fixtures such as pictures, doorknobs, lamps, and electric switch covers prior to painting.Select and buy paint from vendors.Select quality brushes for painting.Apply several coats according to paint directions.Tape off areas when needed.Apply touch ups or second coats.Remove paint splatters when finished.Clean up all equipment, including brushes and spray guns.Utilize spray guns for large jobs.Complete all required forms and work orders.Perform casual labor, such as lifting/moving items as directed by supervisor.Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.Maintain assigned equipment in good working condition.Properly utilize new equipment and follow safety procedures prior to using this equipment.Assist in maintaining records of scheduled maintenance procedures.Work EnvironmentThe position will require for the employee to work indoors and outdoors. The position will be located at a property where people reside.

Physical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

The employee is occasionally required to sit, stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 25 pounds or less. The position requires manual dexterity; auditory and visual skills; and the ability to follow written and oral instructions and procedures.

Must be able to work on ladders to reach high ceilings or walls within safety guidelines. Ability to repeat various motions with the wrists, hands and fingers. Ability to stand for extended periods of time, walk and climb stairs, climb ladders and work at heights above ground (heights above ground level - maximum 8 ft), operate telephones and other office equipment, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment.

Position Type/Expected Hours of WorkThis is a non-exempt (hourly) position. Days and hours of work will be set by the property and will coincide with the hours of the association. This schedule may change to accommodate the business needs of the property.

Job Requirements

Minimum two (2) years general experience in painting and building trades or repair and replacement maintenance or handy-work.Position requires occasional exposure to the outdoor climate and weather conditions.Must have the ability to react and address all emergency situations in a timely manner.Effective written and verbal communication skills.Must be able to read and understand instructions in English.
