Dunmor is a direct lender for residential and multifamily real estate investors. We specialize in senior debt financing with products such as bridge loans, value-add loans, new construction loans, and permanent portfolio loans for our borrowers nation-wide. As a FinTech commercial lender in
rapid-growth mode , our differentiation strategy is employing technological integration into our processes in order to enable an efficient lending experience for both our clients and our internal team. With deep capital partners and institutional investment backing, we are looking to originate $1b in loans over the next 12 months.Dunmor is an entrepreneurial company, and this position will have a significant impact on the future of the business as we grow and expand our operations.Responsibilities:
Provide Loan underwriting for all real estate asset classes.Develop financial models for the evaluation of bridge loan opportunities, reviewing potential transactions for the proper balance of feasibility and risk.Perform due diligence and assist in the review of collateral, draft credit memo, loan documents, and other legal documents for working capital loans.Conduct background checking and KYC review (Know Your Customer) on all parties to the transaction including but not limited to the Sponsor, Operator, Management, Builders, Guarantors, etc.Oversee the financial and operational due diligence process for loan transactions including ordering and evaluating appraisals, market studies, project capital need assessments, environmental studies, analysis of corporate and personal financial statements, third party credit reports for the project and its Principals, insurance policies and endorsements, and any other document(s) needed as part of the underwriting process.Interface and resolve open issues with clients, outside attorneys, and other stakeholders involved in a particular transaction to obtain required documentation as part of the loan underwriting, review, and closing process.Calculate and interpret investment returns (i.e.- IRR, NPV, ROI, ROE).Analyze borrower provided operating and capital expense budgets to ensure that all operational information is captured in the financial model and reporting packages.Review and analyze historical and projected financial data and operational assumptions for feasibility and stress test scenarios. Heavy pro-forma analysis and budgetary financial review.Draft credit memoranda and presentations to credit committee for approval, including investors, Dunmor’s credit committee, and financial partners.Create financial and marketing presentations for general marketing purposes and for prospective financial investors and/or loan participants.Facilitate closing of loans including coordinating with title companies, borrowers, and investors.Compile and analyze market trends.Other ad hoc projects related to improving process efficiency, developing technology platforms, reporting tools, and internal analysis capability.Qualifications:7+ years of related work experience in real estate, fix-and-flip, new construction, rental loans, and/or portfolio term loans preferred.Bachelor’s degree in business.Highly skilled with extensive modeling and presentation skills.Strong finance, credit, real estate and/or business background.Established organizational skills and ability to simultaneously handle multiple projects.Strong oral and written communication skills, advanced financial analytical proficiency, and effective interpersonal skills.A desire to learn, grow, and lead in a startup environment, complimented by an inquisitive and proactive mindset.Dunmor is proud to be an Equal Employment Opportunity employer.
