Assistant Vice President - Leasing

As a critical member of our San Francisco Bay Area Leasing team, you would directly contribute to the success of our company by providing best-in-class leasing support to our existing and prospective tenants. You would play an integral role in the day-to-day leasing activities for the region, as well as in the bigger-picture strategic goals for our company.
Essential Duties and Responsibilities:
New leasing transactions and renewals within our SF Bay Area portfolio:
Negotiate LOIs and RFP responses, with support from brokers.
Develop and execute strategies to manage rollover, including pursuing targeted early renewals.
Source and track local, regional, and national tenant prospects.
Build and manage stellar relationships with external resources, such as our brokers, consultants, architects, and GCs.
Develop marketing collateral in collaboration with our design team and brokers.
Develop and execute leasing strategies for our assets, including preparing and participating in broker events.
Lead property tours and compellingly present the Alexandria story and our value proposition to prospective tenants, in close coordination with brokerage listing teams.
Participate in tenant pitches and occasionally lead them.
Analyze lease economics to ensure we meet pro forma or optimal outcomes relative to market.
Deepen market knowledge as it relates to lease and sale comparables, competition and availabilities, amenities at non-Alexandria campuses, tenants in the market, vacancy, etc.
Attend and host industry events; when hosting events, help the team develop curated guest lists.
Collaborative work with local Alexandria leadership and other Alexandria teams, including Regional Finance, Asset Services, Real Estate Development, and Life Science, on various matters, such as:
Campus amenities, branding, and signage strategies.
Completion and transition of lease agreements to Asset Services and Real Estate Development teams to ensure tenant occupancy, rent commencement, and other requirements are met.
Regular touch-bases with key decision makers for all tenants.
Collaboration with all Alexandria departments to brand and market properties and advance lease transactions while keeping all stakeholders well informed.
Updates and presentation of leasing and market reports for joint venture partners.
Internal reporting:
Provide and present regular leasing reports, including market and leasing updates for regional strategic planning meetings.
Provide responses to various corporate reporting requests, including market updates for quarterly reports, keeping the Corporate Finance team informed of all pertinent information.
Qualifications and Experience:
Bachelor’s degree required.
5+ years of practical working experience in leasing, asset management, marketing, or real estate industry-related fields with a demonstrated strong, independent leasing and management background.
Experience and knowledge of SF Bay Area real estate markets; life science real estate experience preferred but not required.
Ability to negotiate lease economics and creative deal structures based on targeted returns, tenant profile, and dynamic market conditions.
Ability to provide market intel to support property acquisitions.
Active listening skills and ability to empathize.
Detail and results orientation and drive.
Ability and desire to work on a team toward a shared goal.
Advanced negotiations skills.
Analytical capabilities (e.g., financial modeling, complex problem-solving, etc.).
Oral and written communications critical and required. Strong interpersonal skills and ability to collaborate both internally and externally.
Experience with spreadsheets and a working knowledge of all Microsoft Office Products, including Excel, PowerPoint, and Word.
Professional with proven customer service skills and strong references.
Ability to work with senior leaders and other cross-functional groups to build consensus and appropriate judgment and initiative to function autonomously.
Aptitude for managing multiple daily tasks and longer-term strategic projects; ability to prioritize and meet timelines set by management.
Knowledge and passion for the life science industry.
Excellent presentation and public speaking skills.
The expected base salary range for this position is $200,000 to $265,000 USD annually, plus annual discretionary bonus. This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to, the individual’s knowledge, experience, education, qualifications, skills, and job location, as well as the Company’s compensation practices.
