Preconstruction Director

THE POSITION:

STACK is seeking a Preconstruction Director to own and manage the core functions of Preconstruction. The Preconstruction Director will be responsible for all preconstruction activities, including project budget and schedule development and management, coordination with internal and external project stakeholders, design management and support, and technical construction input in early stage developments. The ideal candidate has significant experience in conceptual estimating and scheduling and is passionate about working with a team to develop solutions and strategies.

ESSENTIAL FUNCTIONS:

Lead a small Preconstruction team of analysts and managers.

Work closely with project teams to evaluate and analyze data center development projects during the preconstruction phase.

Create and maintain conceptual project budgets and schedules from schematic or feasibility level documents.

Conduct cost analysis and value engineering studies to identify cost savings opportunities and improve project efficiency.

Maintain budgets and, as the design evolves, develop variance summaries between estimates and communicate the reasons to internal and external stakeholders.

Analyze construction documents to ensure compliance with project requirements.

Collaborate with project teams to develop project strategies, manage risks, and ensure successful project outcomes.

Participate in project meetings and provide input and support to project teams.

Build relationships with key internal and external stakeholders, including general contractors and design partners.

Work collaboratively with the Finance Team on developing financial models.

Lead process improvement initiatives across the department.

THE DETAILS:

Location: Denver, CO

Travel: 10-20% travel to attend events and visit STACK locations as necessary

Must be eligible to work in the United States

Must pass comprehensive background screening.

MUST-HAVE QUALIFICATIONS:

Bachelor’s or associate’s degree in construction, business or technical discipline OR commensurate work experience

10+ years of prior experience in Preconstruction

Significant experience leading multiple projects simultaneously through the preconstruction phase

PREFERRED EXPERIENCE:

5+ years in data centers or other mission critical facilities

COMPETENCIES:

Detail-oriented.

Strong analytical, creative thinking, and communications skills.

Ability to execute, process, and prioritize tasks with minimal-to-no supervision.

Ability to manage multiple projects and collaborate with internal staff, and external consultants, vendors, and other stakeholders.

Proficient in Microsoft Office product suite, Bluebeam, OnScreen Takeoff and industry standard estimating and scheduling softwares.
