Director of Land Acquisition ResponsibilitiesLand Acquisition

Track and review Land Acquisition Requests (LARs) by maintaining a detailed log of LARs, Pre-LARs, land sales, and revisions. Ensure submissions are accurate and complete, prepare questions for follow-up, and flag potential issues early to improve the quality and efficiency of the process.

Conduct in-depth market analyses to identify opportunities for future land acquisitions, staying informed on market activities and emerging trends. Proactively generate potential acquisitions through networks of land brokers, local contacts, and developers.

Assess and present market data and analyses to evaluate the feasibility of potential projects, pinpointing parcels and negotiating with sellers. Conduct due diligence, craft letters of intent in collaboration with legal, and assess development viability.

Lead site visits with Division personnel to evaluate potential acquisitions, ensuring that at least one voting member of the LAR Committee has visited each site before approval decisions.

Oversee the entitlement and annexation process to secure final project approval and represent the company in presentations to municipal bodies, homeowners associations, and landowners.

Collaborate with legal to negotiate, prepare, and present contracts, amendments, and easements related to land contracts as needed.

Assist Divisions and Regional Acquisition Committees (RACs) in their underwriting and submission processes, providing guidance for thoroughness and compliance.

Monitor land acquisition and development spending forecasts, identifying opportunities to defer costs, assess risks, and make informed decisions on land development commitments.

Review the land pipeline in relation to the budget and forecasting process, identifying trends and providing insights for strategic planning.

Maintain open communication with Corporate and RAC departments to provide updates on the status and viability of LARs throughout the approval process, continuously improving interdepartmental coordination.

Land Feasibility and Due Diligence

Conduct comprehensive reviews of proposed sites for development feasibility, gaining an in-depth understanding of local municipal zoning and subdivision ordinance requirements.

Collaborate with engineering consultants to create preliminary sketch plans, considering site constraints and development codes. Perform detailed due diligence and site feasibility analyses, focusing on regulatory requirements, entitlements, and cost-effective design.

Develop approval schedules and preliminary site development budget estimates, working with regional management and design consultants to conduct technical reviews and value engineer design elements to reduce costs and enhance market value.

Prepare and present final due diligence reports and executive summaries, offering recommendations on land deals based on feasibility results.

Director of Land Acquisition Qualifications

A minimum of 3 years of professional experience in land acquisition/divestiture and development.

A Bachelor’s degree in Business or a closely related field is strongly preferred.

Proven expertise in designing and negotiating deal structures that align with specific underwriting requirements.

Exceptional oral and written communication skills, complemented by a strong emphasis on effective human relations.

Solid background in contract negotiation and agreement on terms.

Demonstrated capacity to effectively manage multiple priorities in a dynamic, fast-paced environment.
