Vice President of Land RequirementsLand Acquisition and Due Diligence

Conduct in-depth market analyses with the land acquisition team to pinpoint opportunities for future land acquisitions, identifying both gaps and concentrations.

Stay abreast of market activities and emerging trends to inform acquisition strategies.

Proactively generate potential acquisitions through networks of land brokers, local contacts, and developers.

Assess and present market data and analyses to evaluate the feasibility of potential projects.

Lead project initiation by pinpointing parcels, negotiating with sellers, conducting due diligence, crafting letters of intent in collaboration with legal, and assessing development viability.

Collaborate with legal to negotiate, prepare, and present contracts, amendments, and easements related to land transactions as needed.

Perform detailed due diligence and site feasibility analyses, focusing on regulatory requirements, entitlements, and cost-effective design.

Develop approval schedules and preliminary site development budget estimates.

Prepare and present final due diligence reports and executive summaries, offering recommendations on land deals based on feasibility results.

Entitlements

Lead the land acquisition team and support the entitlement and annexation process to secure final project approval.

Represent the company in presentations to municipal bodies, homeowners associations, and landowners.

Gain an in-depth understanding of local municipal zoning and subdivision ordinance requirements.

Coordinate with regional management, property owners, HOAs, and authorities to support proposed projects.

Maintain approval tracking logs and address critical issues during entitlement processes to maintain or expedite schedules.

Work with consultants on rezoning exhibits and plat preparations.

Monitor project expenses and milestone deliveries throughout entitlement phases.

Oversee the preparation of site design criteria and manage third-party engineers for site plan preparation and municipal approval.

Guide projects through various entitlement stages, including sketch plans and plats.

Manage rezoning requests, variances, and master planning processes, ensuring compliance with relevant regulations.

Proactively engage municipalities regarding age-restricted communities, advocating for ordinance amendments when needed.

Build rapport with government staff to streamline comments on rezonings and plans.

Anticipate and strategize to overcome challenges and objections during the entitlement process.

Land Development

Collaborate with the land development team and engineering consultants to create preliminary sketch plans, considering site constraints and development codes.

Work with regional management and design consultants to conduct technical reviews and value engineer design elements, aiming to reduce costs and enhance market value.

Assist the land development team in preparing preliminary and bank land development budgets as required.

Coordinate with the land development team to implement cost-effective development strategies, adhering to company standards.

Collaborate with construction teams and design consultants for technical reviews and value engineering of design elements.

Develop and review contract documents with design professionals and vendors.

Organize regular meetings with project teams, consultants, and municipalities during the entitlement and development processes.

Vice President of Land Qualifications

A minimum of 7 years of professional experience in land acquisition/divestiture and development.

A Bachelor’s degree in Business or a closely related field is strongly preferred.

Proven expertise in designing and negotiating deal structures that align with specific underwriting requirements.

Exceptional oral and written communication skills, complemented by a strong emphasis on effective human relations.

Solid background in contract negotiation and agreement on terms.

Demonstrated capacity to effectively manage multiple priorities in a dynamic, fast-paced environment.
