Hawaiian Properties, Ltd. is seeking a Residential/Rental Property Manager with Rental Property Management experience. The position requires experience in managing the overall operations of a diverse portfolio to include mixed-use properties, apartment buildings, and individually owned units. Also requires travel for onsite property visits throughout the island of Oahu.Responsibilities include but are not limited to:Manage all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations.Manage the budget, achievement of operational, financial, and occupancy goals for a portfolio.Conduct property inspections with recommendations and observations to improve the property, marketing, and leasing.Oversee maintenance projects for the portfolio (i.e. approvals, letters, tracking, scheduling, and inspections).Review vendor estimates and executed work.Assist with processing and approving invoices through the accounts payable workflow.Ensure adherence/compliance to all local, state, and federal housing laws and regulations.Develop strong relationships with stakeholders and engage in continuous learning and professional development.Work with team members to ensure proper response, reporting, and handling of all portfolio emergencies.Qualifications:Must have at least basic knowledge and understanding of property management principles and regulations.Demonstrated level of customer service, problem-solving, decision-making, multi-tasking, communication, and organizational skills.Exceptional customer service skills and demonstrated ability to maintain strong working relations with both internal and external customers.Effective communication and interaction with various levels of individuals (management team, subordinates, vendors (outside clients), etc.).Proficient in MS Office including Outlook, Excel, Word, PowerPoint, etc.Supervisory experience preferred, but not required.Hawaii Real Estate License is required to start.
