Associate Director of Business DevelopmentJob Description

Associate Director of Business Development will work with the Director of Business Development to deliver SBA 504 Loan and New Markets Tax Credit Programs. The position is new with the goal of developing additional capacity and addressing succession planning. The Associate Director would receive training through formal association classes and on-the-job mentorship.Responsibilities

Work with lenders, businesses, economic development professionals, and other organizations to maintain and grow the programs.Help develop, execute, and sustain strategic initiatives in collaboration with the organization’s staff, SBA, New Markets Tax Credit, and other local, regional, and state organizations.Maintain and update processes and systems to generate higher productivity while maintaining quality services and meeting the required documentation for the SBA and NMTC programs.Loan Sourcing

Manage and evaluate pipeline of small business lenders within the counties served in Minnesota and western Wisconsin.Effectively manage the representation of lending strategies to a range of audiences at conferences, one-on-one meetings, and target markets.Facilitate small business assistance presentations to lending institutions and other organizations.Team Management

Assist the lending team in analyzing clients’ creditworthiness in the loan application process and structuring small business credit transactions.Ensure compliance with lending team member job functions, including but not limited to current client calls, portfolio quality, and site visits.Oversee lending team staff on developing a career path and leadership skills. Ensure team members have opportunities to develop career and leadership skills.Reporting

Monitor portfolio performance to identify trends to improve the organization’s long-term quality and efficiency.Assist in maintaining underwriting and loan/investment policies and practices and to marketing and outreach practices and materials.Implement and assist with the management of market analysis for the organization. Identify and develop opportunities to improve programs.Prepare Board of Director materials for lending requests and reporting portfolio trends. Participate in periodic portfolio evaluations including presentation of recommendations for loan grades and other issues.Loan Administration

Obtain, underwrite, and analyze loan applications for commercial loans to support community/economic development projects based on criteria established for each program. Perform and/or direct staff to complete due diligence, site inspections, appraisal review, financial statement and pro-forma credit analysis, and credit evaluations of borrowers. Prepare credit memos and supporting documentation and loans submitted to the Board, SBA, and for the New Markets Tax Credit Program.Ensure compliance with all regulatory agencies and funders.Pay and Benefits

Required ExperienceMBA and/or bachelor’s degree in finance, Business, or related field, plus five years’ experience (Manager-Level) or five-plus years’ experience in banking or lending and outreach efforts (preferably commercial/small business); or equivalent combination of education and experience.A minimum of FIVE years’ experience in small business lending and/or financial planning/management.Highly proficient with Microsoft Office Suite. IT skills and the ability to quickly adapt to specialized software.Education and or experience in financial analysis along with ability to communicate to diverse constituencies.A financial background with a solid understanding of balance sheet, income statement and cash flow analysis and loan underwriting.Ability to write well, communicate verbally in a succinct and persuasive manner, and interact effectively with colleagues, lenders, and technical assistance providers.Strong analytical, time management, and organizational skills, including a high level of attention to detail and ability to work independently.Preferred ExperienceExperience with alternative lending and credit enhancement programs, regulated Cooperative financial institution lending, SBA, USDA, CDFI, New Markets Tax Credits and other federal related lending programs.Experience in non-profit board participation and advisory committee participation.About 504 Corporation

For almost forty years, 504 Corporation's staff has assisted small and medium sized businesses with fixed asset financing through the U.S. Small Business Administration (SBA) in Minnesota and western Wisconsin. Recently, the organization received IRS New Markets Tax Credit (NMTC) allocation to act as the Controlling Entity to assist communities in economically distressed areas in all fifty states. The organization has a staff of three individuals well versed in all aspects of the SBA 504 loan program from marketing, packaging, closing, and servicing SBA 504 Loans.
