Our company is seeking a highly experienced, dynamic, and dedicated Permanent Superintendent to lead our Luxury Residential Construction projects. The ideal candidate will be responsible for overseeing all aspects of high-end, luxury residential construction from pre-construction to completion. This role requires a deep understanding of the construction industry, expertise in project management, and a passion for luxury home building. The Superintendent will work closely with our team of skilled professionals to ensure our projects are completed on time, within budget, and to the highest standards of quality.

Responsibilities:

  1. Oversee all stages of project life cycle including pre-construction, construction, and post-construction.
  2. Manage the daily operations on the construction site and control the short-term schedule.
  3. Coordinate and schedule subcontractors, materials deliveries, and other onsite resources.
  4. Review construction drawings to ensure they meet project specifications and standards.
  5. Utilize project management tools such as Procore, Bluebeam, and Sage to track project progress and maintain detailed documentation.
  6. Monitor project costs and perform cost coding to ensure the project stays within budget.
  7. Negotiate contracts and manage relationships with subcontractors and vendors.
  8. Maintain accurate timesheets for all onsite personnel and ensure all work is carried out in compliance with relevant regulations.
  9. Conduct regular site inspections to ensure quality standards and safety regulations are met.
  10. Provide training and mentorship to junior staff members.
  11. Prepare and complete the final punch list and ensure all work is completed to the client's satisfaction.
  12. Liaise with clients, architects, and other stakeholders to ensure clear and effective communication throughout the project.

Qualifications:

  1. Minimum of 5 years' experience in a supervisory role in the construction industry, with a focus on luxury single family residential projects (with material costs over $1,000 per sq ft).
  2. Proven track record of successfully managing high-end, custom home projects from pre-construction to completion.
  3. Strong knowledge of construction processes, materials, and legal regulations.
  4. Proficiency in Procore, Bluebeam, Sage, and other construction management software.
  5. Excellent project management skills, with the ability to multitask and manage multiple projects simultaneously.
  6. Strong leadership skills, with the ability to inspire, motivate, and mentor a team.
  7. Exceptional negotiation skills, with the ability to secure the best prices and terms on contracts.
  8. Excellent communication and interpersonal skills, with the ability to build strong relationships with clients, subcontractors, and team members.
  9. Detail-oriented, with the ability to review and understand complex construction drawings and specifications.
  10. Strong problem-solving skills, with the ability to anticipate and resolve issues before they escalate.
  11. A degree in construction management, engineering, or a related field is preferred.
