The Assistant Residential Property Manager will support the Property Manager in all aspects of managing residential properties. This role is crucial in ensuring properties are well-maintained, tenants are satisfied, and operations run smoothly. Daily Tasks: •

Tenant Relations:

Respond to tenant inquiries and requests promptly, addressing any issues or concerns to ensure tenant satisfaction. •

Maintenance Coordination:

Oversee and coordinate property maintenance and repairs using PropertyMeld, ensuring timely and effective resolution of maintenance issues. •

Leasing:

Assist with the leasing process, including showing properties, processing applications, and preparing lease agreements. •

Financial Management:

Handle rent collections •

Property Inspections:

Conduct regular property inspections to ensure compliance with safety standards and identify any needed repairs or improvements. •

Administrative Duties:

Maintain accurate records, manage property files, and handle correspondence related to property management. •

Team Leadership:

Provide guidance and support to team members, fostering a collaborative and productive work environment. Responsibilities:

Tenant Relations:

• Respond promptly to tenant inquiries and requests, providing excellent customer service. • Address and resolve tenant issues and complaints in a timely manner. • Facilitate positive tenant interactions to maintain high levels of tenant satisfaction.

Maintenance Coordination:

• Oversee and coordinate property maintenance and repairs using PropertyMeld. • Schedule and follow up on work orders to ensure timely and effective resolution of maintenance issues. • Conduct regular property inspections to identify and address maintenance needs.

Leasing and Tenant Management:

• Assist with the leasing process, including showing properties to prospective tenants. • Process rental applications, conduct background checks, and prepare lease agreements. • Manage lease renewals and coordinate tenant move-ins and move-outs.

Financial Management:

• Handle rent collections • Assist in preparing and managing property budgets.

Administrative Duties:

• Maintain accurate and organized property files and records. • Manage correspondence related to property management, including emails, letters, and notices. • Utilize property management software, such as AppFolio, to track and manage property data.

Team Leadership:

• Provide guidance and support to team members, fostering a collaborative and productive work environment. • Assist in training and onboarding new team members. • Lead by example, demonstrating a strong work ethic and commitment to company values.

Customer Service:

• Ensure a high level of customer service is provided to both tenants and property owners. • Communicate effectively with tenants and owners to address their needs and concerns. • Develop and implement procedures to enhance customer satisfaction.

Regulatory Compliance:

• Ensure compliance with all local, state, and federal regulations related to property management. • Stay updated on industry trends • Assist in implementing and enforcing company policies and procedures. Qualifications: • 2+ years of experience in property management • Knowledge of Fair Housing laws and regulations • Strong organizational and time management skills • Excellent communication and interpersonal abilities • Proficiency in property management software Competencies: • Attention to detail • Problem-solving skills • Ability to work independently and in a team • Customer service orientation • Conflict resolution skills • Prior Experience using PropertyMeld and AppFolio is a plus! • Licensed Real Estate Agent is a plus! Compensation: $16 - $20 hourly
