WHAT YOU'LL DO:
Recruit, select, train, and manage personnel and establish standard operating procedures for purchasing, estimating, and design departments. Hold operating expenses to the targeted ratio of sales
Determine accurate standard specifications for each trade. Ensure that all trades are under trade contractor agreement. Develop relationships with trades committed to reducing costs and increasing quality
Administer accurate quantity take-offs and estimates. Monitor competitive bidding, contract negotiation, and value engineering. Re-bid trades if cost increases occur
Establish and maintain a trade contractor/supplier performance evaluation system and award program
Analyze cost codes by phase for cost-saving measures and techniques. Communicate any substantial hard-cost changes to the VP of Purchasing
Research and approve invoices and variance purchase orders to meet accounting department deadlines
Schedule starts to match monthly projections
Stay current on innovative products, construction techniques, and trends affecting the homebuilding industry

WHAT YOU BRING:
Bachelor's degree in business administration, supply chain management, or a related field
Proven work experience as a Director of Purchasing or in a similar procurement leadership in the new home construction industry
Strong leadership skills and the ability to mentor and develop 10+ team members
High level of understanding of system applications (Newstar) with extensive knowledge of FL building codes, residential construction methods/practices
ERP system implementation experience
Strong knowledge of procurement best practices, supplier sourcing, and contract management
Excellent negotiation and communication skills, with the ability to build and maintain relationships
Demonstrated ability to analyze data and make strategic decisions
Detail-oriented and highly organized, with the ability to manage multiple priorities
A commitment to ethical procurement practices and a dedication to continuous improvement
PHYSICAL REQUIREMENTS:
General sedentary work requiring the use of office equipment such as computers, copiers, printers, scanners, and telephones
Position requires sitting, standing, walking, bending, stooping, grasping, writing, typing, repetitive motions, hearing ability, visual acuity, and climbing stairs on occasion
May occasionally lift and/or move up to 25 pounds
