This is accomplished by scheduling and managing staff; developing cleaning standards, priorities, and quality control programs; implementing maintenance requests and preventive programs; coordinating contracts, vendors, and the bidding process; investigating complaints and requests; and recommending budget expenditures. Other duties include completing special projects and activities.Responsibilities

Manages staff by assigning tasks, establishing standards, training staff on equipment and chemical applications, adhering to safety methods, implementing a quality control program; and hiring and evaluating the performance of all employees.Develops and implements a facilities maintenance program by assessing the condition of all facilities; developing long-range replacement plans; coordinating projects with departments; reviewing work orders, reviewing maintenance request status; prioritizing projects; coordinating materials; and scheduling inspections.Ensures the completion of a variety of construction and building maintenance projects by coordinating the bidding process; reviewing proposals; managing vendors and contracts; monitoring vendors and staff; and supervising work.Develops and administers budgets by reviewing and approving expenditures, recommending annual expenditures; coordinating equipment, material, and supply purchases; and maintaining all warranties.Minimum Requirements

Bachelor's degree from an accredited post-secondary institutionFive years of experience in planning, developing, and implementing facilities maintenance programsFive years of experience managing custodial staffOr an equivalent combination of education and experienceSkills

Ability to effectively communicate, both verbally and in writing, with co-workers, the public, and elected and appointed officialsSkill in the operation and use of standard office software which includes databases and presentation programs, along with standard Microsoft productsAbility to effectively manage staff and contractors
