Job Summary

Under general supervision, conducts final audit and review of mortgage loans and ensures they are shipped to the investor or servicer in the proper time frame.Clears investor stipulations and helps to ensure all time frames are met.

The Post Closing Specialist reports to the Mortgage Operations Manager.

Essential Functions

Successfully handle Investor and Portfolio Loans from funding to completion:Utilize knowledge and expertise to properly identify type of loan and ensure they are booked correctly and timely in the portfolio servicing system.Track, review and prioritize the shipment of files based on SLA's and the expiration of lock commitments.Transfer servicing rights.Ensure notes are signed and delivered to the investor custodian in a timely manner.File and ensure all notes are properly maintained in our portfolio custodian.Retrieve and follow procedures for paid-in-full Notes from the proper Custodian's.Assist in clearing of investor stipulations expeditiously.Ensure proper MERS documentation is completed throughout the process and within proper timelines.Upload documents from the title companies into the Loan Origination System (LOS).Manage payment of FHA / VA / USDA upfront mortgage insurance/guaranty fees as well as ensure mortgage insurance is transferred as needed.Deliver Notice of Servicing Transfer in time to reasonably assure receipt by the customer at least fifteen days before the first payment is due.Receives, manages, and distributes all final loan documents to the appropriate investor in a timely manner. Follows up with the title company on any delayed trailing documents.Conduct thorough quality checks to ensure uniform quality and accuracy.Proactively find ways to improve process efficiency and/or the quality of results.Handle the funding of portfolio loans by reviewing documents, issuing and mailing payoff checks, and disbursing funds.Lending Coordinator Support

Serve as a backup for Lending Coordinator duties, which may include, but are not limited, eClosing Notary, eRecording, lead distribution, and reporting.Communication

Knowledgeable of all aspects of the federal and state regulations dealing with Mortgage and Home Equity lending.Familiar with mortgage lending file organization and the related documentation associated with mortgage files.Well-developed ability to manage multiple tasks/projects and deadlines simultaneously.Basic knowledge of the mortgage process, documentation, requirements; governmental and agency requirements; and terminology.Strong verbal and written communication skills.Superior customer service skills are essential.Ability to consistently and effectively make evaluative judgments.Must be bondable.Competencies

Minimum Requirements

High School Diploma or equivalent required.Minimum of two (2) years of mortgage experience required.Minimum of one (1) year of experience working with FHA / VA / USDA loans required.This job requires 5 days a week in-office. This position does not have an option for a hybrid/remote schedule.Preferred Requirements

Bachelor's degree preferred.Familiarity with current mortgage lending laws and regulations, understanding of documentation relating to residential mortgage lending and conventional financing, and/or familiarity with credit union philosophies and practices preferred.Experience with Encompass LOS and Investor Connect preferred.Physical DemandsThe physical demands described are representative of those that must be met by an employee, with orwithout accommodation, in order to successfully perform the essential functions of this job.
