SUMMARYThe Senior Project Manager is responsible for leading and managing all aspects of site design, pre-construction, and construction activities for hyperscale data center projects. This role is vital in ensuring projects are completed on time, within budget, and to the highest quality standards. The Sr. CPM will collaborate with various departments and contractors, including operations, designers, engineers, procurement, vendors, and facilities staff.

ESSENTIAL DUTIES AND RESPONSIBILITIESProject Management : Oversee multi-phased hyperscale data center projects, ensuring adherence to schedule, budget, and quality benchmarks.Lead and Direct : Oversee the daily operations leading a team of direct reports.Communication : Facilitate effective communication among project teams to mitigate constraints between the Owner, Design Team, and Contractor.Safety Compliance : Collaborate with the Environmental Health & Safety (EH&S) Officer to implement and uphold site construction safety procedures.Cost Analysis & Reviews : Work with the design team to provide cost analysis feedback and conduct constructability reviews.Scheduling : Offer schedule input and communicate any impacts related to document deliverables.RFP Development : Support the creation of General Contractor (GC) Request for Proposals (RFPs).RFP Process Management : Manage the RFP process, including the evaluation and leveling of pricing proposals.Procurement Collaboration : Partner with the procurement team to manage equipment procurement and delivery processes effectively.Documentation Oversight : Monitor Requests for Information (RFIs) and submittals, ensuring coordination with the project team.Budget Management : Develop and monitor project budgets, track cost-to-date variance, and establish cash flow forecasts.Status Reporting : Create and communicate monthly project status updates, including maintaining updated budgets, schedules, and status reports for multiple projects.Invoice Review : Review monthly contractor invoices, including detailed scrutiny of invoicing and Work In Progress (WIP) production.Change Order Negotiation : Review and negotiate pricing for change order requests from contractors.

EDUCATION/EXPERIENCE REQUIREMENTSMinimum of 8 years of experience in commercial construction management; 5+ years of experience in hyperscale data center projects is highly preferred.Bachelor's degree in Construction Management or equivalent professional experience.Strong project management and communication skills.Ability to interact effectively with customers, vendors and employees at all levels of the organization.Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization.Possess strong computer skills; proficient in MS Excel, MS Word and MS Outlook, and document editing software (e.g., BlueBeam, Adobe Acrobat, etc.).
