Summit builds together. Job Summary The Project Manager will be responsible for overseeing and managing all aspects of construction projects from inception through completion. This role requires a strong leader who can coordinate and manage project teams, subcontractors, and suppliers to deliver projects on time, within scope, and on budget. The ideal candidate will have extensive experience in commercial construction, exceptional organizational skills, and the ability to foster strong client relationships. Key Responsibilities Project Planning and Initiation: · Support the preparation of detailed project plans, including schedules, budgets, and resource allocation in conjunction with the pre-construction department · Define project scope, objectives, and deliverables in collaboration with clients and stakeholders. · Support the acquisition of necessary permits and approvals to ensure projects comply with all legal and regulatory requirements. Project Execution and Management: · Lead project teams, including subcontractors, suppliers, and internal staff (Superintendents, Project Assistants), to ensure successful project execution. · Monitor project progress, adjusting plans and schedules as necessary to meet deadlines. · Oversee procurement processes, ensuring timely delivery of materials and services while coordinating with field staff on delivery of materials and services. · Manage day-to-day project operations, including site management, safety, and quality control. · Follow proper construction process workflows within company project management system to ensure all documentation and status reporting is current Budget and Financial Management: · Monitor project budgets, track expenses, and ensure cost control measures are in place. · Prepare financial reports, highlighting any variances and proposing corrective actions to project budgets either via change orders or internal re-distribution of project budgets · Negotiate and manage contracts with subcontractors, suppliers, and other stakeholders to achieve target project profitability and margins. · Make updates to project financial parameters (i.e., budgets, contracts, etc.) within company construction management software Project Closeout: · Oversee project closeout activities, including punch list completion, final inspections, and client handover. · Conduct post-project reviews to identify lessons learned and opportunities for improvement. · Ensure all project documentation is finalized and properly archived. Client and Stakeholder Management: · Serve as the primary point of contact for clients, providing regular updates on project status and addressing any concerns. · Facilitate communication between clients, project teams, and other stakeholders to ensure alignment and satisfaction. · Manage project documentation, including contracts, change orders, and progress reports within company construction software Service, Quality, Safety and Operational Excellence: · Maintain professionalism and respect to the client under all circumstances. · Identify potential risks and develop mitigation strategies to minimize impact on project outcomes. · Address and resolve any issues or conflicts that arise during the construction process. · Ensure all safety protocols and procedures are followed, maintaining a safe and compliant work environment. · Continuously support organizational process improvement initiatives Qualifications · 5 years of experience in commercial construction, preferably in project management · High school diploma or GED is required; Associate’s or Bachelor’s degree in Construction Management, Engineering, Architecture, or related field is preferred · Proven track record of managing ground-up commercial construction projects from start to finish · Experience with retail commercial construction projects is preferred · Strong understanding of construction processes, materials, and regulations. · Excellent organizational and time management skills. · Strong communication and interpersonal skills. · Ability to manage multiple tasks and priorities simultaneously. · Attention to detail and problem-solving abilities. · Ability to work collaboratively in a team environment. Physical and Travel Demands · Ability to visit construction sites, which may involve exposure to weather conditions and the need to wear personal protective equipment Working Conditions · Primarily office-based with visits to project sites across 26 state footprint · Occasional travel may be required for client/vendor meetings and site visits · Position is subject to non-standard working hours (i.e. the working hours may vary.
