Project Manager
to execute our San Francisco and Bay Area projects.In addition, we are looking for an ambitious
Project Engineer
to support our PMs through project administration.These are salaried, full-time positions, with benefits.Project Management Responsibilities Include:Generate monthly job cost commitment reports, monitor and adjust over/under billings, and anticipate profit projectionsManage project information in a highly organized mannerSuccessfully work with sub-contractors throughout the duration of the projectsSubmit RFI's and maintain RFI logInspect shop drawingsPrepare submittals and manage submittal logDesign resolution and interpretationWork with project foreman/superintendent to ensure the project is on schedule/budgetGenerate project estimates and bids as neededImplement and manage project changes and interventionsAssess projects regularly to ensure quality assurance and client satisfaction is maintainedWrite and prepare contracts and define scope of workEstimate and generate change orders for projectsPlan, manage, and attend weekly site meetingsAcquire permits with the building departmentProject Engineer Daily Responsibilities Include:Prepare Owner, Architect, Contractor (OAC) meeting agendas and meeting minutesPrepare estimates, bids, budgets, and schedules of values in the “CSI” format, from plans and specifications.Do take-offs and calculate quantitiesSend plans to subcontractors for pricingSchedule site visits with subsWrite and prepare notes for contracts and define scope of workSchedule subcontractorsMaterial orderingAcquire permits with the building departmentAssist Superintendent in obtaining final letters from architect, engineers, and other special inspectors for final permit sign offArchive completed job documents for storagePick up and deliver Samples & Cut sheets as directed by Project Manager/SuperintendentAssemble and help maintain physical job binders and electronic foldersCreate and maintain Project DirectoryEXPERIENCE/SKILLS REQUIRED:The company realizes that every interested candidate might not have all of the desired experience, and some training will be provided, but here is what they are looking for in terms of experience and skills… the more you have, the better!Project Manager Required Skills and Competencies:3-5+ years as a construction project managerExperience managing 2-4 projects simultaneously valued at $1.5m- $4mProficient at Excel, Word, Outlook, MS ProjectFamiliarity with A.I.A construction contracts and administrationPrevious experience in the San Francisco Bay Area residential construction marketWell versed in reading plans and understanding both architectural and structural detailsUnderstanding of appropriate terminologyExcellent verbal communication and phone skillsGeneral knowledge of means and methods of residential building in CaliforniaUnderstanding of modern and contemporary architectureGreat problem-solving skillsAbility to multi-task and have flexibility in job dutiesHands-on construction experience is a plusGood relationships with subcontractors and vendors in the Bay AreaHealthy relationships with Bay Area based architects, engineers, and design professionalsProject Engineer Required Skills and Competencies:Excellent advanced skills at Excel, Word, and OutlookUnderstanding of and familiarity with the CSI Masterformat of cost codingExcellent command of the English language.Any work experience or exposure or classes related to the following is a plus: Construction, project management, architecture, craft or related trade work, etc.Ability to read plans and understand both architectural and structural detailsUnderstanding of proper terminology and nomenclature in residential constructionExcellent verbal communication and phone skillsGeneral knowledge of means and methods of residential building in CaliforniaUnderstanding of modern and contemporary architecture and designGood problem-solving skillsTeam player; works well with othersAbility to multi-task and have flexibility in job dutiesMust have excellent, natural organizational skillsLocal San Francisco Bay Area resident with the ability to work in a relaxed casual setting in our Mission District SF officeEDUCATION/CREDENTIALS:Bachelor’s degree preferred for both positions.
