The right candidate is accountable for working closely with contracted general contractors and/or subcontractors to deliver multifamily projects on time and with quality and attention to detail, while upholding company standards for safety, environmental compliance, progress tracking, documentation, and handling jobsite issues in an appropriate manner.This position is a part of Rausch Coleman's American Residential Group (ARG) Division.Duties & ResponsibilitiesResponsible for the management of day-to-day project activities to meet project schedule, quality, and budget objectivesAdminister and execute ARG policies and procedures as directed by the EVP of OperationsResponsible for the overall performance of contracted GCs and/or subcontractorsInitiate and administer bid process for selection of multifamily project subcontractors and/or General ContractorsHold contracted GCs and/or subcontractors accountable to project deliverables and timelineReview thoroughly all project work orders and purchase orders against project contracts and maintain project costing reportsWorking closely with contracted GCs and/or subcontractors, provide schedule, progress, and issue status reportingSupporting the Land Acquisition team during their analysis of potential multi-family development opportunities and supporting activities including local agency research, obtaining information regarding competing projects, and managing the preparation of support documentation, including preliminary site plans and product selection/developmentManage the processing and approval of plans and reports to obtain construction permits and ensuring all development conditions of approvals are metLead project status meetings with GCs and/or subcontractorsWalk the project on a regular basis to enforce company standards for construction and to ensure a quality product upon completionWork with local building officials during inspections and re-inspections to obtain project sign-offHire and lead multifamily operations team, including purchasing, project superintendents, and other jobsite staffCreate, distribute, and complete project punch list, assuring smooth product transition to property managementMonitor project safety and enforce company standards with all onsite personnel without exception to ensure the project is safe for all workers and visitorsMonitor and enforce best SWPPP practicesPerform any other related duties as required or assignedAdditional duties as requiredRequirements3+ years leadership experience in multifamily construction operationsMust have a vehicle and a valid driver’s licenseAbility to travel overnight as neededAbility to use a computer and a understand of computer software including Microsoft OfficeExcellent time management skillsMaintain professional appearancePossess an organized and disciplined personalityA positive attitude who can take directionMaintains confidentiality at all times while performing job-related dutiesPreferred QualificationsFour-year college degree in construction management, real estate development, civil engineering, planning or equivalentPhysical DemandsLifting up to 87 pounds occasionally and up to 14 pounds frequently and frequently moving small objectsFrequently sitting and/or walking or standing for long periods of timeThis position works both indoors and outdoors regularly and simultaneouslyMust have manual use of hands and vision to use computer/iPad/iPhoneEmployee Benefits:Medical Insurance –
