Position Summary

The VP of Multifamily Development is responsible for the construction of the company’s multifamily projects. The right candidate is accountable for working closely with contracted general contractors and/or subcontractors to deliver multifamily projects on time and with quality and attention to detail, while upholding company standards for safety, environmental compliance, progress tracking, documentation, and handling jobsite issues in an appropriate manner.

This position is a part of Rausch Coleman's American Residential Group (ARG) Division.

Duties & Responsibilities

Responsible for the management of day-to-day project activities to meet project schedule, quality, and budget objectives

Administer and execute ARG policies and procedures as directed by the EVP of Operations

Responsible for the overall performance of contracted GCs and/or subcontractors

Initiate and administer bid process for selection of multifamily project subcontractors and/or General Contractors

Hold contracted GCs and/or subcontractors accountable to project deliverables and timeline

Review thoroughly all project work orders and purchase orders against project contracts and maintain project costing reports

Working closely with contracted GCs and/or subcontractors, provide schedule, progress, and issue status reporting

Supporting the Land Acquisition team during their analysis of potential multi-family development opportunities and supporting activities including local agency research, obtaining information regarding competing projects, and managing the preparation of support documentation, including preliminary site plans and product selection/development

Manage the processing and approval of plans and reports to obtain construction permits and ensuring all development conditions of approvals are met

Lead project status meetings with GCs and/or subcontractors

Walk the project on a regular basis to enforce company standards for construction and to ensure a quality product upon completion

Work with local building officials during inspections and re-inspections to obtain project sign-off

Hire and lead multifamily operations team, including purchasing, project superintendents, and other jobsite staff

Create, distribute, and complete project punch list, assuring smooth product transition to property management

Monitor project safety and enforce company standards with all onsite personnel without exception to ensure the project is safe for all workers and visitors

Monitor and enforce best SWPPP practices

Perform any other related duties as required or assigned

Additional duties as required

Requirements:

3+ years leadership experience in multifamily construction operations

Must have a vehicle and a valid driver’s license

Ability to travel overnight as needed

Ability to use a computer and understand computer software including Microsoft Office

Excellent time management skills

Maintain professional appearance

Possess an organized and disciplined personality

A positive attitude who can take direction

Maintains confidentiality at all times while performing job-related duties

Preferred Qualifications:

Four-year college degree in construction management, real estate development, civil engineering, planning or equivalent

Physical Demands:

Lifting up to 87 pounds occasionally and up to 14 pounds frequently and frequently moving small objects

Frequently sitting and/or walking or standing for long periods of time

This position works both indoors and outdoors regularly and simultaneously

Must have manual use of hands and vision to use computer/iPad/iPhone
