Position Summary:

Hillwood Investment Properties (HIP) is seeking an

Assistant Controller

to join our team. This role is focused on the comprehensive accounting and reporting activities for various Operating, and Development Industrial Properties held by our U.S. based investment funds, along with the accounting and reporting activities for those U.S. funds.

In addition to overseeing monthly, quarterly, and annual financial reporting for the properties and the funds, the Assistant Controller will play a key role in coordinating and supporting the audits of GAAP financial statements. The position also involves reviewing performance metrics, investment waterfalls, and Joint Venture financial statements, while leading internal accounting managers, senior accountants, and offshore teams to ensure accuracy and compliance.

Responsibilities:

Review Fund level accounting duties in accordance with US GAAP and AICPA’s Investment Companies – Audit and Accounting Guide, including the following:Coordination, review, and timely completion of all Fund audit reports;Review quarterly and annual financial statements, along with other supplemental investor reporting as required;Oversee the calculation of Fund-related fees (management fees, service fees);Work with internal and external tax personnel regarding quarterly REIT testing and compliance for investment holdings;Oversee the timely issuance of capital calls and distributions to investors;Review general and limited partners’ equity pick-ups, contributions and distributions related to relevant investments in Fund(s), and quarterly waterfall calculations.

Review Property level accounting duties for Development and Operating Industrial Projects, including the following:Monthly review of general ledger for accuracy and completeness in accordance with GAAP and/or Fair Value;For development projects: review the classification of costs during the construction process, development fees, common cost allocations, fixed assets, and estimated costs to be completed when project is delivered;For operating projects: review tenant lease setups in JD Edwards (including tenant rent rolls, agings and straight-line rents), supervise/track TI improvements and related fees, monitor and review recordation of tenant rent receipts, billbacks, etc.;Review monthly reporting packages;Review monthly project cost summaries for development properties and variance reporting for operating properties;Review monthly loan interest wires;Review monthly capital calls or distributions to the funds and joint venture partners;Review of annual CAM reconciliations for operating projects;Review of annual Budgets for operating projects;Review/distribute lender and JV partner reporting for Fund assets.

Primary point of contact for all accounting related matters working with Accounting Managers and Senior Accountants.Assist with accounting research issues on accounting matters.Other special projects and duties as assigned.Required Skills/Abilities:

Strong communication skills, both written and verbal.Excellent organizational, planning, and analytical skills, with the ability to interpret complex financial data and provide actionable insights.Proven ability to manage a team effectively.Demonstrated initiative, resourcefulness, and a team-oriented mindset.Ability to work independently with minimal supervision.Strong problem-solving skills, with the ability to identify issues and implement effective solutions.Strong attention to detail, ensuring accuracy and precision in all tasks and deliverables.High level of ethical judgment and integrity.Effective time management skills to meet deadlines and manage competing priorities in a fast-paced environment.Excellent collaboration skills, with the ability to work effectively with internal and external stakeholders.Advanced proficiency in Excel is required.Experience with JD Edwards accounting software or a similar system is preferred.Education and Experience:

Bachelor’s Degree in Accounting; CPA preferred.Minimum of 6-7 years related experience.Real Estate and/or joint venture/partnership accounting experience required.Public accounting experience highly preferred.Prior experience leading and managing a team required.
