GENERAL PURPOSE:
Coordinates assigned new construction, alteration and renovation projects University-wide including the River Campus, Medical Center, South Campus, Eastman School of Music and the Mt. Hope Campus. Assures compliance of consultants and contractors with University standards and contract documents. This is the first level in a series of Project Manager titles differentiated by duration, budget, monthly cash flow, and total portfolio dollars as well as years of experience.
Professionals in this career level will manage straightforward, low tech systems with loose tolerances. with a duration of up to 18 months and budget of $1M. Oversee two to three active projects with monthly cash flow not greater than $300K. Total project portfolio will typically be less than $10M.
RESPONSIBILITIES:
Coordinates assigned renovation and new construction projects with contracted architects, engineers and building contractors. Reviews architect's drawings and specifications to insure they meet the University's and client's requirements. Instructs consultants to make necessary changes. Assists in preparation of bidding documents and awarding of contracts. Oversees bidding process.
Provides project quality control and inspection. Insures that consultants and contractors make necessary corrections so completed projects are as approved and specified. Organizes and conducts project field meetings. Reviews and recommends approval of contractor pay requisitions.
Consults with client, consultants and contractors regarding project design and construction changes and recommends approval of resultant change orders.
Arranges for punch lists and insures contractor completion of same. Assists in approval of final contractor requisitions and close-out of project.
Assists in approval of final contractor requisitions and close-out of project.
Ensures that contractor operations do not disrupt University operations. Ensures that construction schedule meets schedule of client and total construction budget is consistent with client's budget.
Supervises instruction of University maintenance personnel by contractors and consultants in operation of building systems. Secures record drawings, maintenance manuals, etc., for University use.
Other duties as assigned.
QUALIFICATIONS:
Associate’s Degree in Building Construction or similar discipline required.
OR
3 years of construction experience with architect, engineer, or contractor interface required.
Equivalent combination of education and experience can be substituted.
Familiarity with electrical and mechanical systems required.

Pay Range
Pay Range: $77,216 - $115,824 Annually
The referenced pay range represents the minimum and maximum compensation for this job. Individual annual salaries/hourly rates will be set within the job’s compensation range, and will be determined by considering factors including, but not limited to, market data, education, experience, qualifications, expertise of the individual, and internal equity considerations.
