Sales Manager
is responsible for driving top line revenue for the community by maintaining and exceeding budgeted occupancy, average daily census, and rate per unit revenue targets. This includes oversight of internal and external marketing efforts; direct selling, lead generation and the overall sales performance for the community.Personally, accountable for direct selling, achieving quotas/ ratios and maintaining personal lead data base.To support sales initiatives and tours on the weekends, this position is required to work on weekends, per the direction of the ED and senior leadership team.Maintains an accurate, and up-to-date YARDI database according to the guidelines established by the home office.Ensures the product, services, and fee structure is accurately represented.Achieves or exceeds established goals for phone calls, average gross sales, inquiry to visit and move-in ratios.Participates in weekly marketing meeting with supervisor, sales team, and other directors as necessary to discuss prospects, visit agendas, event planning, performance expectations, sales strategies, marketing planning and success celebrations.Assists in developing and implementing strategic monthly, quarterly and annual marketing plans in cooperation with the Director of Sales and Marketing.Maintains a strong knowledge of all competitors, services provided, rates and an updated competitive analysis.Assists in development of annual marketing plan, staffing plans, advertising strategy, and departmental budget.Completes all required marketing reports, forecasts, pre-visit agendas, personal written communications, in-home visits, and internal and external presentations to individuals and groups.Provide open, honest, and candid conversations with supervisor and home office on road blocks or areas of concern.Responsible for the supervision, effectiveness, and accountability of the outside business development activities. and in person as required.Utilizes only approved rate incentives according to the structure and conditions provided by the home office.Travel is required for this position including community outreach and marketing opportunities.EEO Statement:Bridge Senior Living is an equal opportunity employer.
