Assistant Property Manager:
The Assistant Property Manager's role is to assist with the day-to-day operations of the assigned properties, including but not limited to, collecting rent, improving delinquency, leasing, training and supporting on site staff and providing quality communication to improve both resident satisfaction and experience.
Duties & Responsibilities:
Posting of all charges, including but not limited to rent, late fees, and other miscellaneous income.Responsible for rent collections and accurate posting of all payments received from applicants, current tenants and non-current tenants in a timely and efficient manner.Perform collections tasks on accounts to minimize delinquency including:Post rent reminders within the office, around the community and online sources.Create and deliver delinquent notices to residents.Conduct, answer and follow up on delinquent account collection calls.Comply with and enforce local and state eviction laws.Prepare and deliver delinquent accounts to 3rd party collection agencies
Complete final account statements, security deposit refunds and move-out charges.Complete end of month closing procedures.Conduct financial accounting audits in conjunction with regular lease audits.Participate in routine property inspections quarterly as well as during move-outs and move-ins.Participate in the annual Turn process.Responsible for efficient and timely reporting, maintenance and submission of administrative forms, files and reports.Assist with leasing responsibilities to maximize occupancyEnsure efficient and courteous response to all resident requests. Address complaints and resolve issues in a timely and professional manner
Qualifications:
Prior property management experience is preferred.High School or equivalent education required.A college degree is preferred.For safety and productivity reasons, this position requires an ability to read and write English and perform basic mathematical functions.Accounting skills preferred.Ability to understand and perform all on-site software functions is preferred.
