Small Projects Division Manager (high-end residential construction)REPORTING TO:

San Francisco, 94109 (8 blocks from BART) and working on-site with projectsJeff King & Company is an award-winning general building contractor based in San Francisco. We specialize in high-end residential construction in the San Francisco Bay area since 1999, combining craftsmanship, aesthetic understanding, and sustainable building practices.POSITION SUMMARY:Jeff King & Company seeks a Small Projects Division Manager to manage all service, warranty, and small projects of approximately $750k or less. This is a salaried, full-time position with benefits.SCOPE AND RESPONSIBILITIES:Work with existing clients to address various repairs, upgrades, warranty issues, and remodel projects.Manage multiple, simultaneous, ongoing service and warranty work, and small projects, using in-house labor, administrative assistance, and external subcontractors.Maintain positive relationships and clear communication with clients.Manage all financial aspects of the projects: create budgets/estimates, monitor job costs, change-orders, and profitability.Coordinate all pre-construction activities supported by the Admin. Department for invoicing & billing.Meet with clients and their representatives to outline the scope of work and initial schedule.Draft proposals, create/oversee estimates, and execute contracts with clients.File for permits and obtain inspections throughout the project.Create project plans and schedules.Plan for and procure resources including field staff, materials, and supplies.Plan and execute sub-contractor contracts and agreements.Address safety issues and preventative measures at all times.Run weekly meetings with appropriate parties and distribute meeting minutes.Regularly update job and cost schedules and closeout projects with all necessary signatures.EXPERIENCE/SKILLS REQUIRED:Minimum of ten years of experience in residential construction, with at least five years in high-end luxury homes.Minimum of five years of project management experience and three years of site supervision experience.Excellent customer service orientation and communication skills.Project management software experience required; Procore and FastTrack a plus.Hands-on trade experience is a strong advantage.ATTRIBUTES/CAPABILITIES:Excellent interpersonal skills and ability to work with a team.Professional demeanor and interest in continuous improvement.Process-oriented and able to multi-task.EDUCATION/CREDENTIALS:All formal education is a plus; the more construction education and knowledge you have, the better.REWARDS/BENEFITS/COMPENSATION:Opportunity to work for an award-winning, stable, successful, growing residential construction company.
